This position is located in the Bracebridge/Gravenhurst area.

**About Us**:
We are a growing property management company serving the Kingston, Bracebridge, and Gravenhurst areas for both commercial and residential tenants.

We pride ourselves on delivering exceptional service to our tenants and maintaining our properties to the highest standards.

**Key Responsibilities**:

- **Tenant Support**:

- Provide outstanding support to all residential and commercial tenants across all locations.
- Address tenant inquiries, concerns, and requests promptly and professionally.
- **Remote Coordination**:

- Manage on-site issues in Kingston remotely from Bracebridge/Gravenhurst.
- Collaborate with on-site contacts or staff in Kingston to resolve issues efficiently.
- **Maintenance Collaboration**:

- Work closely with our maintenance team to schedule repairs, maintenance tasks, and renovations.
- Coordinate the construction of new units as needed.
- Order materials for jobs based on maintenance team requests, sourcing the best prices.
- **Contractor and Vendor Management**:

- Identify and engage external contractors for tasks beyond our maintenance team's capabilities.
- Negotiate contracts, obtain quotes, and manage relationships with external service providers.
- Source and procure materials, negotiating with suppliers for optimal pricing.
- **Permitting and Liaison**:

- Work with town authorities on permitting for repairs, renovations, and new constructions as needed.
- Familiarity with local building codes and regulations is a plus but not mandatory.
- **Property Management**:

- Oversee day-to-day operations of all properties, ensuring they are well-maintained.
- Handle inspections of tenant units periodically in order to maintain quality/standards.
- Handle lease agreements, renewals, and terminations for both residential and commercial tenants.
- **Customer Service**:

- Maintain positive relationships with tenants to enhance satisfaction and retention.
- Address and resolve any disputes or issues that may arise.
- **Administrative Duties**:

- Keep accurate records of all property-related activities, including maintenance schedules, tenant communications, contractor agreements, and material purchases.
- Prepare reports for property owners or management as required.
- **Financial Oversight**:

- Consider cost versus return in negotiations, repairs, and material purchases.
- Assist in budgeting for property expenses and capital improvements.
- **Emergency Response**:

- Be available to respond to property emergencies, coordinating appropriate responses to mitigate issues.
- **Strategic Planning**:

- Collaborate with the management team to develop strategies for property improvements and tenant retention.
- Analyze market trends to make informed decisions about property management.

**Qualifications**:

- Proven experience in property management, preferably with both residential and commercial properties.
- Strong understanding of tenant relations and property operations.
- Excellent communication and interpersonal skills.
- Ability to multitask and manage multiple properties in different locations.
- Proficient using computers and software such as Gmail/Docs/Spreadsheets, etc.
- Strong negotiation skills and attention to detail.
- Ability to work independently and as part of a team.
- Valid driver's license and willingness to travel between locations as needed.
- Eagerness to adopt new tools and technologies to increase efficiency.
- Open to working with AI and other technologies to enhance and improve processes.
