Edison Properties is a property management company that has been in business for over 50 years providing apartments for rent ranging from cozy and comfortable bachelor apartments to luxurious penthouse suites in the Winnipeg market.

We are seeking a **Live-In Residential Caretaker (Part-Time)** to maintain the interior and exterior of **21 Clayton Dr.** to ensure that it is kept clean, attractive, and is in a safe and operational condition. This position reports to the Resident Manager and may act as their backup during short-term absences. Working hours are 4 hours a day, Monday to Friday, and an on-call rotation every other week. The Part-Time Caretaker will be required to live on-site. Perks include a rent discount, laundry card, and 1 free parking stall

**Responsibilities**:

- Cleaning the interior and exterior of the assigned property including garbage disposal, snow clearing, maintenance of common areas such as the lobby, pool, hallways, stairwells and parking areas.
- Working in all types of weather conditions including extreme cold during the winter months to ensure snow clearing is complete.
- Adhering to cleaning schedules and standards, completing logs as required.
- Maintaining inventory of supplies.

- Assisting with basic maintenance as required
- Supporting the Resident Manager through showing apartments, assisting tenants, providing back up for short periods of absence.
- Demonstrating excellent customer service to our tenants; promoting on-site and local area amenities.
- Completing security checks, for example to monitor “no parking zones,” checking pool area, and provide emergency support for the building.

Qualifications:

- Prior working experience in property management is considered an asset
- prior customer service experience is considered an asset
- Excellent communication and effective problem-solving skills
- Prioritization, Detail-oriented and self-motivated skills
- Must be available for on-call duties
- Overtime may be required outside normal hours of work to accomplish duties during periods of heavy work requirements
- Must be physically capable of performing the duties of the position (i.e., unload heavy items/equipment/supplies, work from ladders, push/pull large and heavy containers, etc.)
- Satisfactory Criminal Record Check including Vulnerable Sector Check
