**Role Summary**:
As the Operations Foreman, you’ll be all managing all road technicians and overseeing the appearance and safety our properties.

You’ll be providing the best-in-class customer services to all stakeholders being tenant, contractors and internal teams while also implementing and adhere to Pure’s policies, procedures and property management best practices.

**Core Responsibilities**
- Oversee the appearance and safety of the property.
- Provide best in class customer service to all stakeholders (tenants, contractors, internal teams).
- Implement and adhere to Pure policies, procedures, and property management best practices.
- Manage, oversee, and make recommendations to Director of Operations with a view to enhancing services and operations - “think like an owner”.
- Operate Building Automation and Security computer systems.
- Ensure all Building Systems are operating normally and efficiently (HVAC, Electrical, Plumbing, Air Handling, Water, Mechanical, fire systems, docks and doors, lighting).
- Troubleshoot technical issues and provide solutions/recommendations.
- Oversee contractors and ensure they abide by building guidelines.
- Communicate with Director of Operations on building and tenant issues.
- Maintain maintenance and daily logs of equipment.
- Contact Suppliers, obtain quotes, order materials/supplies.
- Complete minor maintenance and repairs.
- Assist with the preparation of capital and operational budgets.
- Respond to tenant service requests in a timely and professional manner.
- Supervise contractors/vendors to ensure they follow Health and Safety regulations.
- Ensures compliance with corporate and legislated policies, procedures, practices, practices, and guidelines related to environmental, health and safety, and fire protection.
- On call 24/7 for emergencies and will be required to work overtime from time to time.
- Ensure all electrical and mechanical building rooms are in good order.
- Assist with any leasehold improvements, when necessary.
- Routinely inspect common areas, building, roof, landscaping, tenanted units and vacant units and remedy deficiencies.
- Perform maintenance activities to meet PURE’s/ tenant requirements and communicates any cleaning / maintenance deficiencies to Operations.
- Uses resources proactively to effectively and efficiently action a remedy to any site deficiencies (in areas such as site cleanliness, signage, general grounds condition, landscaping, snow removal, general building condition) with attention to detail.
- Ensures compliance with corporate and legislated policies, procedures, practices, practices and guidelines related to environmental, health and safety, and fire protection.
- Manage and supervise the maintenance staff/building operations staff and ensure that all requisite tasks are handled quickly and efficiently within budget restraints.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Supervise staff on plumbing maintenance and carpentry functions.
- Set priorities for preventative maintenance work orders, maintenance requisitions and scheduled work.
- Assist in the orientation and training of staff.
- Keep current with ongoing changes and new technology and adapt accordingly
- Maintain inventory of new equipment, manuals and warranties.
- Initiate safety concerns and makes judgment on the best methods of completing tasks.
- Responsible for short-term planning and keeping appropriate authorities aware of decisions being made.
- Organize invoices and accounts payable.
- Other duties, as assigned

**Required Skills and Experience**:

- High School diploma or GED equivalent, with seven to ten years of experience in electrical system design, refrigeration and HVAC
- Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
- The individual in this role must be available for Call-in work and perform other duties as required.
