Job Title: Commercial Property Manager
Job Summary:
As the Commercial Property Manager at Straight Line Investments, you will play a crucial role in overseeing the management, leasing, financial analysis, repairs & maintenance, Tenant relations, and vendor coordination of our Niagara commercial properties. Your attention to detail, strong negotiation skills, and excellent communication abilities will be vital to successfully handle various responsibilities related to commercial property management and leasing.
**Responsibilities**:
- Overseeing Day-to-Day Management and Operations of Commercial Property Portfolio: o On-going Tenant relations, issue resolution, repairs & maintenance coordination, and rent collection. o Vendor/contract management and Capital expenditure coordination.
- Financial Analysis and Lease Negotiations: o Conduct comprehensive financial analyses of commercial lease propositions to ensure viability. o Negotiate lease agreements and lease renewals to secure favorable terms for the company and clients.
- Managing Commercial Renewals and Market Research: o Conduct market research to determine competitive rental rates and lease terms. o Effectively manage commercial lease renewals to maximize occupancy and rental income.
- Legal Paperwork and Consultation: o Prepare and review commercial leases, amendments, terminations, offers to lease, and other legal documents. o Collaborate with legal counsel when necessary to ensure compliance with relevant laws and regulations.
- Permit Tracking and Insurance Renewals: o Track tenant permits and ensure timely completion. o Update and review commercial insurance renewals to maintain proper coverage.
- Vendor Coordination and Maintenance: o Obtain quotes from vendors for maintenance and repair services. o Coordinate and oversee vendor activities related to property upkeep.
- Invoice Review and Capital Expenditure Projections: o Review vendor invoices for accuracy and recoverable expenses. o Prepare capital expenditure projections to plan for future property improvements.
- Tenant Communication and Issue Resolution: o Address tenancy issues by writing appropriate letters to tenants and follow up as needed. o Ensure tenant satisfaction and resolve complaints in a professional and timely manner.
- Insurance Review and Administrative Tasks: o Review insurance and certificates of vendors to maintain compliance. o Undertake various management and administrative tasks as required.
- Property Expenditure Tracking and CAM Reports: o Track property-related expenditures and compile CAM (Common Area Maintenance) reports annually.
**Requirements**:
- Proven experience in commercial property management or related roles.
- Strong financial analysis skills and proficiency in lease negotiations.
- Excellent problem solving and issue resolution capabilities.
- Knowledge of local zoning regulations and Real Estate law.
- Strong organizational and time-management skills.
- Exceptional communication and interpersonal abilities.
- Proficiency in Microsoft Office Suite and Yardi property management software.
- Ability to multitask and prioritize responsibilities effectively.
The duties of Employee may be modified from time to time at the direction of the owner.
**Salary**: $55,000.00-$60,000.00 per year
