**JOB BRIEF**

**KEY RESPONSIBILITIES**

**Acquisition and Due Diligence**:

- Conduct thorough due diligence on potential real estate acquisitions.
- Provide detailed analyses and recommendations for property acquisition based on market trends, zoning regulations, and financial viability.

**Feasibility Study**:

- Collaborate with stakeholders to assess the feasibility of the project, considering market demand, financial projections, and potential risks.
- Present comprehensive feasibility studies to the project team and ownership for informed decision-making.

**Zoning and Approvals**:

- Navigate regulatory requirements and coordinate with local authorities to obtain necessary zoning approvals and permits.
- Ensure compliance with all applicable laws and regulations throughout the development process.

**Architecture and Engineering**:

- Work closely with architects and engineers to develop project designs that align with the owner's vision and budget.
- Review and approve architectural and engineering drawings to ensure they meet project requirements.

**Building Permits**:

- Manage the permitting process, securing all necessary approvals and permits for construction.
- Coordinate with regulatory agencies to address any issues and expedite the permit acquisition process.

**Marketing and Sales**:

- Develop and implement marketing and sales strategies in collaboration with the sales and marketing teams.
- Oversee the sales process, ensuring effective communication with potential buyers and stakeholders.

**Construction Oversight**:

- Collaborate with construction teams to ensure the timely and cost-effective completion of the project.
- Conduct regular site visits to monitor progress, address issues, and ensure quality control.

**Project Delivery and Close-Out**:

- Coordinate the delivery process, ensuring a smooth transition from construction to occupancy.
- Oversee project close-out activities, including final inspections, punch-list completion, and documentation.

**QUALIFICATIONS**:

- Bachelor's degree in Real Estate, Construction Management, similar field or equivalent related work experience
- Proven experience managing end-to-end real estate development projects working with a developer on multi-family, mid or high rise residential / commercial projects.
- Strong knowledge of zoning, permitting, architecture, engineering, and construction processes.
- Excellent project management and organizational skills.
- Effective communication and negotiation abilities.
- Familiarity with relevant software tools and project management systems.

**Job Type**: Fixed term contract

**Salary**: $70,000.00-$110,000.00 per year
