Asset Manager- Multi-unit Residential

_**Are you a self-motivated, business-minded individual with progressive experience in directing an operation of multi-unit residential buildings. We are looking for you, a core, senior member of our executive team, to manage our assets alongside our Controller.**_
- **We are a mid-sized family-owned company with a portfolio of approximately 1200 units**_
- **In 20 buildings spanning Southern Ontario and the GTA.**_
- **We are seeking an Asset Manager who is hungry for growth, has an analytical mindset, has high energy and is adaptable, promotes good culture, willing to get out of their comfort zone, can make decisions through proper thought process, has a good understanding of financial acumen and who is hands on**_
- **Ultimately, you will be responsible for leading a diverse team of individuals including, property managers, legal, capital/renovations, leasing, administration, and marketing who manages the company’s day to day operation while supporting the President in delivering the strategic growth initiatives of the company. You will also be dealing with external suppliers and contractors; and ensuring appropriate customer service delivery.**_
- **You must have the ability to multi-task and set priorities in a fast-paced environment. You will be accountable for directing and managing the team to ensure everyone works collaboratively towards the key performance indicators and strategic goals set by the President.**_

**You will be responsible for**:
1. Setting Strategic Goals for the organization and then developing Business Plans and Budgets for each of the properties through effective day to day operations, suite turns, and other capital expenditures and space conversion projects, required at each of the properties.

2. Developing and implementing consistent and achievable criteria and processes for ensuring the delivery of a comfortable home environment for our residents and innovative approaches to attracting ideal tenants.

3. Oversee a property maintenance program at each site to ensure its execution within monthly budget allowance and develop leasing strategies to ensure rentals of vacant units within a minimum vacant unit time-period.

4. Negotiating with external suppliers and contractors to develop efficiencies across the portfolio.

5. Planning, developing, implementing new processes, processes improvements, systems, procedures as they may be required for in the growth process. Implementing appropriate measures of success for the day-to-day operations.

6. Being able to positively impact the assets’ value through leadership and knowledge of the following items, but not limited to: Suite Turn Approvals, Utility Analytics, AGI Applications, Property Insurance, Ancillary Revenue, Contract Management, and Budget Preparation.

7. Lead the organization through the strategic plan for our growth potential through the knowledge and experience of rezoning, development, condo titles to sales, acquisitions and dispositions, technology, and automation.

**Experience**:

- Must have a minimum 10 years of progressive experience managing a portfolio of multi-unit residential buildings and managing a team of employees.
- Must have post-secondary degree in related field.
- Must have proven experience with Multi Unit Residential Building Envelope.
- Must have experience in Property Management, People Management, Operations, Asset Management, including Suite Turns and Capital Improvements, demonstrating a full understanding of building envelope and systems.
- Must be proficient in developing, working with, and meeting budget expectations.
- Must have experience in approving Rental Applications and dealing with Tenants and related Landlord Tenant Board matters in Ontario.
- Must have YARDI and MS Office software experience.
- Must have excellent communication skills.
- Must not have a conflict of interest.

**SALARY: TO BE DETERMINED BASED ON EXPERIENCE**
