We are seeking a highly motivated and experienced Operations Manager for a diverse portfolio in the Financial District, which includes a Heritage building. This manager will play a pivotal role in ensuring the efficient operation of the facility along with the operations supervisor and team of operators. Moreover, you will build a strong rapport with the client and ensure the client needs are met.
This is also a unique opportunity to work on capital projects with a budget of over $10M dollars, for such projects as transformer replacement and carbon reduction initiatives.As the Operations Manager, you will be responsible for managing the capital projects and budgets and working directly with the construction team, client, and stakeholders on current and future plans.
This full-time position requires on-site presence five days a week at the main building in the Financial District.
**WHAT YOU’LL BE DOING**:
Oversee preventative maintenance and unscheduled repairs of various systems including HVAC, mechanical, plumbing, lighting, electrical, elevating devices, and life safety systems.
Manage capital project and their budgets, working closely with Construction Project Management teams.
Manage energy and utility consumption, developing strategies for reduction and implementing efficient practices.
Conduct environmental assessments and reporting, ensuring compliance with regulations and industry standards.
Implement and manage the corporate occupational health and safety program to ensure a safe and secure work environment.
Manage waste, recycling, and hazardous materials in compliance with environmental regulations.
Oversee computerized control systems to optimize facility performance and efficiency.
Perform tenant improvement construction management, effectively coordinating projects from planning to completion.
**WHAT YOU BRING**:
Management experience at a commercial building with 8+ years of progressive experience as a an operator
Relevant post secondary education field (e.g., Engineering, Facilities Management) is considered an asset
Proven experience in capital project management, building systems and in building condition assessments and planning for future improvements.
Excellent client management and communication skills, with the ability to interact confidently with owners, tenants, and stakeholders.
Solid understanding of budget management and financial reporting.
