**Maintenance Administrator**:
Part-Time

**Location**:
Vanastra Lions Club Apartments - Non Profit Housing

**Purpose of this Position**:
Working under the direction of the Maintenance Supervisor, the Maintenance Administrator position maintains the day-to-day operations and assumes responsibility for maintaining the physical asset of the property under the direction of the Maintenance Supervisor. The Property Administrator works with the Maintenance Administrator and Maintenance Supervisor to ensure that the day-to-day maintenance functions, client service delivery and documentation are performed in accordance with established policies, procedures, and all relevant legislation.

**Major Responsibilities**:
This position is responsible for fulfilling our client’s goals and objectives through efficient and effective maintenance under the direction of the Property Administrator.

The main responsibilities for the Maintenance Administrator include, but are not limited to:
Ø Complete all maintenance requests issued in a timely manner

Ø Maintains accurate and complete maintenance service and repair orders

Ø Ensure vacant units are prepared for rent in a timely manner

Ø Work within budget limits established

Ø Maintain building inventory for cost-effective operations

Ø Implement the Preventive Maintenance Plan

Ø Assist in monitoring all work being performed by outside contractors

Ø Monitor and maintain all building systems

Ø Physically inspects, identifies, and corrects unsafe conditions in and around property

Ø Maintains grounds in a neat and orderly manner (landscaping, laundry rooms, refuse areas, etc )

Ø Ensure safety standards are used which comply with all company, local, City, Province and Federal guidelines

Ø Troubleshoots and performs routine maintenance and/or repair on the following items: Plumbing, HVAC, Flooring, Roofing, Lighting, Smoke Alarms, Appliances, Water Systems, Interior and Exterior Structures (stairs, gates, fences, railings, walls, doors, windows, cabinets, etc )

Ø Maintains positive resident, customer relations/service attitude

Ø Performs additional duties as assigned.

Position may involve some travel so a reliable vehicle is required. A basic set of tools is also a requirement.

**Desired Skills and Experience**

Ø Maintenance of two (2) years or more

Ø Strong interpersonal communication skills

Ø Working knowledge of the Building Code, Fire Code, and the Occupational Health & Safety Act of Ontario

Ø Ability to lift 50 pounds

Ø Knowledge in a variety of trade areas common to the field of building maintenance

Ø Knowledge of the use and operation of hand tools, power tools, and equipment

Ø Carpentry, basic plumbing, drywall work, painting and commercial kitchen equipment repair skill are required.

Ø Must possess good oral and written communication skills and blueprint reading skills.

Ø A reliable vehicle and basic set of tools is required

Position will also require the completion of a Criminal Record Check.

**Salary**: $20.00-$22.00 per hour
