As a member of a growing real estate company, you will be based in Halifax and will be responsible for the Building Maintenance Technician function in a busy commercial property. As the Maintenance Technician Lead, your main objective will be to maintain the property in a professional manner, under management, to ensure it operates in good, efficient condition, hazard free to tenants and visitors. You must have a positive, professional approach in planning, scheduling, communicating, and organizing the activities of your position. You will report internally to the Property Manager. The day to day role is as follows but not limited to:

- Completion of day to day maintenance duties including minor electrical/plumbing; visual checks of mechanical, life safety and other building systems; general property repairs; and other duties as assigned.
- Work with the Property Manager to oversee preventative maintenance programs, building repairs, and operating / maintaining all building equipment and systems, where possible conducting repairs.
- Monitor and or adjust the BAS system in coordination with HVAC contractor to achieve tenant comfort as well as efficient operation.
- Inspect building to advise PM on capital projects and plan
- Where possible conduct repairs on Landlord and Tenant equipment, tracking time for billback purposes.
- Perform general upkeep, which could include painting, basic carpentry, landscaping, cleaning common areas
- Conduct minor leasehold improvements and repairs for drywall, flooring, doors, as required.
- Use online work order system to respond to tenant and management requests in a timely manner, as well as keep maintenance logs and progress reports.
- Supervise building trades / contractors; confirm that they are insured and have proper WSIB coverage; confirm that work is being completed in a first-class manner and to code in adherence to OH&S requirements.
- Conduct regular inspections of facility to detect and resolve problems.
- Work with the Property Manager to ensure that tenant needs are being met.
- Work with the Property Manager to coordinate and follow up on construction projects and tenant renovations.
- Parking lot operations / equipment maintenance/ trouble shooting and ensuring snow removal contractors attend to parking areas / sidewalks /entrances on a timely basis.
- Create material/tool list and either pick up material locally or have delivered from approved suppliers
- Respond to afterhours calls.
- Respond to emergencies for fire, flood or otherwise, having phone handy
- Other activities that a prudent Maintenance Technician could be expected to deal with

**Experience/Training required**:

- A valid Driver’s License with own vehicle and be available to travel to the property or head office as required.
- An aptitude and understanding of building operations systems including HVAC, life safety, electrical, plumbing is a must.
- Certificate or courses in HVAC, BAS or Building Systems a definite asset
- Must be flexible in taking on the various duties on a day-to-day basis.
- Work both independently and as part of a larger team.
- Strong computer skills are an asset including MS word, outlook, excel.
- Excellent customer service and communication skills.

**Salary**: $30.00-$35.00 per hour

Expected hours: No less than 40 per week
