Building Operations Specialist

**Maintenance and Repairs**:
- Conduct regular and through inspections of the building’s systems, control panels, equipment, and facilities. Pay attention to signs of anomalies and report any issues to the appropriate channels.
- Perform preventative maintenance tasks such as lubrication, filter cleaning and/or replacements, and other appropriate measures to preserve the longevity of the building systems and equipment.
- Troubleshoot and conduct minor repairs throughout the building and inside the suite including drywall repair, painting, minor plumbing and electrical repairs, light cleaning if needed.
- Prepare suites for turnover. Work closely with the team to ensure suites are turned over in time.
- Be the first line of contact for specific building related issues, such as the leak detection system and other trouble signals.
- Litter pick up throughout Tower 3 building and the exterior grounds.
**Safety and Compliance**:
- Ensure compliance with all relevant safety regulations, building codes, and environmental standards. Stay abreast of updates and changes in regulatory requirements to ensure ongoing compliance.
- Implement and maintain safety protocol and emergency procedures.
- Maintain an updated fob list and review security camera footage as necessary.
- Complete daily building walkthroughs and report signs of break ins and provide suggestion on security improvements.
- Follow the Preventative Maintenance Schedule provided.
- Read and have a thorough understanding of the Operations and Maintenace manuals provided.
**Reporting**:
- Accurately identify the cause of maintenance issues, such as deficiency, warranty, or tenant’s negligence.
- Meet with the Community Manager every morning to go over the Daily Maintenance Tasklist. At the end of the work day, report back to the Community Manager and update the Daily Maintenace Tasklist for that day.
- As directed, fill out necessary reports related to deficiencies, warranty etc. and adhere to the reporting schedule.
**Trade Relations**:
- Coordinate and meet with external contractors and service providers for specialized repairs or maintenance tasks that are beyond the scope of internal capacities.
- Fill out and submit a monthly trades report to the Community Manager and Property Manager by the 10th business day of each month.
- Ensure seamless coordination and effective communication to achieve timely and satisfactory outcome. Inspect the work of the trade and report issues to the property manager.
- Obtain competitive bids for maintenance contract and negotiate favorable terms with vendors and suppliers.
**Others**:
- Availability for emergency calls after hours on normal workdays is required. In the event that an emergency situation demands a substantial time commitment, employee is expected to keep track of the time spent and seek approval from the property manager for leu time or additional pay.
- Be available on the last and first day of the month if there is turnover.
- Conduct all other reasonable duties as requested by the Property Manager or owner.
