North 44 is currently looking for an experienced Maintenance Manager. This role is a multi-faceted leader who oversees several on-site maintenance teams throughout a specific portfolio of real estate. In this role, the team member will lead a team of Maintenance staff in various locations in Canada and United States, manage asset preservation and improvement, oversee capital projects and vendor relations, ensure systems are being utilized correctly in compliance with company standards, and create, implement and monitor annual maintenance financial plans. They will also be responsible to deliver exemplary customer service with the utmost professional demeanor, when interacting with residents, owners, community residents, vendors, and corporate employees.

ESSENTIAL FUNCTIONS:
Leadership: Ensure Maintenance staff have the resources and direction needed to execute at the highest level possible. Organize and host monthly team meetings with Maintenance Staff to go over Region recap, address concerns, communicate corporate messages, and celebrate successes. Facilitate weekly one-on-one calls with Maintenance staff to review property standing, personal and team performance, set expectations, and recalibrate goals. Assist Maintenance staff with large projects, efficiency improvements, and any areas where they have a lack of experience or knowledge. Visit each site, at least weekly/monthly, to mentor members of the on-site teams, review logs, and inspect shop. Set goals for preventative maintenance, work order completion, customer service reviews and monitor performance at each property. Partner with Upper and Middle Management to evaluate the effectiveness of each on-site Team Members. Create a bench of talent, as a result of development plans, for future promotional opportunities. Drive properties within existing markets, to recruit talent for open positions. Oversee the hiring efforts at each location and ensure on-the-job training for new-hires has been organized. Coordinate emergency on-call for properties. Ensure Team Members’ training within the Region is up to date on company, local, state and Fair Housing standards.

Asset Preservation and Improvement: Partner with the Property Manager and Maintenance Supervisors/Staff to ensure work orders are being addressed in a timely manner, vacant units are being made ready per Company standards, vendors are performing adequately, and preventative maintenance items are being completed. Work with Maintenance Supervisors and Property Managers to maintain expenses within the budget. Walk each property at least weekly/monthly, with Property Managers and Maintenance staff, to confirm property curb appeal is at an acceptable level and identify any areas in need of maintenance. Perform property quarterly inspections and complete required standardized reporting. Ensure each property is complying with all applicable local, state, and national code requirements.

Capital Projects and Vendor Relations: Identify areas of need for capital improvements, develop scopes of works and budgets for the projects, and ensure satisfactory completion. Keep accurate records of completed, proposed and long-term capital projects. Ensure that all capital project bids are current and up-to-date and re-solicit bids that have expired prior to project proposal or approval. Evaluate vendors’ work on capital projects and provide owners with progress reports regularly. Approach all vendor negotiations with local/state/national vendors with the goal to achieve best pricing for materials, products, and services.

Customer Service: Approach all resident and owner interactions with the desire to create a memorable experience. Resolve or deescalate resident and owner concerns effectively, seek out direct supervisor as necessary. Ensure the Work Order Satisfaction Score at each property is encouraging positive on-line reviews and confirm responses are in accordance with Company Standards. Intermingle with residents, owners, community members, vendors, and corporate employees in a professional manner.

**Requirements**:
A win-win attitude, keen listening skills, strong attention to detail, ability to multi-task and delegate with ease, and the desire to contribute and lead a team to success. High School Diploma required, some College or trade school education preferred. CPO and EPA certifications a must, contractor’s license a plus. At least 2 years Regional Maintenance Supervisor experience. Average computer literacy in Microsoft Office. Must have a work permit to work in the States and Canada.

**Salary**: $52,210.46-$75,000.00 per year

Schedule:

- 8 hour shift
- Monday to Friday
- Weekends as needed
