The Manager, Asset Management & Leasing’s primary goals are to enhance and create further property value through all aspects within the assigned portfolio. Responsibilities primarily include negotiating new leases, lease renewals and amendments directly with tenants and their agents or working with listing agents and evaluating market trends and property specific information to develop strategies and financial models for each asset and region.

**Responsibilities**:

- Assist with the creation and ongoing maintenance of Strategic Asset Plans for each property in the assigned portfolio;
- Identify, recommend, and implement property-level value enhancement within the portfolio;
- Assemble economic, market and industry research and conduct trend analysis for various Canadian cities and real estate sectors;
- Provide analytical support for major new and renewal tenant leases to support negotiations, contemplated development and capital enhancement projects;
- Assist with a variety of miscellaneous projects requiring financial decisions (e.g. redevelopment and re-leasing analysis, business evaluation);
- Negotiate lease proposals, amendments and renewals that meets or exceeds budgets.
- Supervise and support the activities of third-party leasing brokers that are engaged to market available space for leaseAssist with the preparation of offers to lease and other lease related documents.
- Prepare financial analysis of prospective deals and summarize benefits and risks in the required covenant requirements when presenting transactions for approval in VTS
- Assist with coordination and execution of all leases and related documents for both Tenant and Landlord. This includes tracking and reporting on status of outstanding documents and coordinating with Tenants, Landlord and legal counsel as appropriate.
- Work closely with property management, construction, legal to ensure properties are maintained in a “first class manner” and ensures the standardization of lease policies, procedures and documents.
- Monitor critical dates such as expiry dates, options to renew, options to terminate etc.
- Assume a key role in preparing the annual property budgets/business plans and completing quarterly reforecasts.
- Assume a key role in the completion of quarterly reporting, including financial, operational, leasing market commentary, leasing performance, sustainability initiatives and other relevant information;
- Review monthly and/or quarterly financial statements at the property and portfolio level to track and analyze performance;
- Create, improve and manage various internal reporting & analytics with the goal of improving decision-making;
- Use Argus Enterprise and Excel as a tool to review valuation models, to underwrite lease deals, and to perform scenario analysis;
- Prepare presentations for committees, senior management and/or co-owners;
- Build relationships with tenants, brokers, appraisers, property, leasing development managers and other stakeholders;
- Support other real estate and alternative asset portfolio related duties as assigned.

About You:

- Proven Leasing and Asset Management experience
- Strong understanding of property valuation process & principles
- Strong financial acumen relating to leasing
- Ability to utilize your critical thinking, analytical and decision making skills in a fast paced environment
- Effective organizational, time management and interpersonal skills
- Excellent oral and written communication skills
