**Construction/Contracts/Maintenance**

Inspect properties to ensure proper snow removal and landscaping

Address all maintenance/construction issues

Handle all security company calls/issue’s

Send out all construction notices to tenant’s

Construction supervision and liaise with contractors

Oversee janitorial contracts at office towers and Zenway office

Obtain quotes for various repairs and/or renovations

Oversee repairs, renovations, contract work etc.

Complete inspections to confirm all work was completed satisfactorily

Create and Maintain the maintenance schedule for all properties

Prepare annual building Capex Planning

Obtain quotes for the Capex

Request waste bins as required

Order supplies for the sites as required

**Properties**

Visit sites 2-3 times weekly (depending on scheduling/issue’s that may arise)

Address illegally parked vehicles on site through proper authorities

Perform routine building inspections. Complete monthly inspection checklist.

Prepare a building audit for all sites

Prepare an audit for each vacant unit

Visit vacant units to ensure cleanliness, etc.

Complete yearly fire alarm/sprinkler inspection at office tower and other properties as required

Assist with Condo Units and building

Obtain Condo Management License

**Tenants**

Ensure excellent tenant relations and customer service

Ensure any and all chargebacks are quoted and approved by the tenant prior to proceeding with the work

Respond to tenant complaints, concerns and emergencies

Ensure all tenant & building files are maintained.

Ensure communications, letters, and notices are sent out to the tenants

Oversee tenant move in’s

Hand Tenants the Tenant Welcome Package

Inspect Tenant move outs, inspection unit for restoration, oversee Tenant repairs of restoration items

Organize Fire Warden Training and Fire Drills for Office Towers

**Accounts Payable**

Ensure proper coding is noted on budgets, purchase orders, invoices, contracts etc.

Review all invoices, purchase orders, contracts for payment

Request Purchase Orders from Accounting

Create breakdown for accounting Allocations

Prepare Amortization breakdowns

**Salary**: $65,000.00-$70,000.00 per year
