We are looking for a diligent, highly motivated Operations Manager to join our team. As an Operations Manager at Blackstone, you will be responsible for maintaining building operations at peak efficiency and developing positive client relationships by attending to 340, 350 - 3rd Avenue a 130,000 sq ft. Blackstone Managed office tower.
- Maintenance of HVAC and air conditioning system.
- Ongoing communication with cleaning staff, property management, contractors, and tenants.
- General maintenance items such as small plumbing leaks, replacing door handles, changing light bulbs, etc.
- Scheduling contractors and inspectors for items like elevator maintenance, fire inspections, HVAC maintenance.
- Perform daily building operational tasks, including equipment inspections and mechanical system checks, building maintenance and repairs, and regular building surveillance tours.
- Maintaining site cleanliness and aesthetics
- Ensure that preventive maintenance tasks are completed in accordance with Blackstone’s standards.
- Monitor and liaise with maintenance staff and subcontractors while they are onsite.
- Maintain an auditable water treatment program adhering to all approved parameters.
- Respond to service requests and emergencies.
- Complete accurate and detailed documentation as required on a regular basis.
- Adhere to the Quality Management System policies and actively participate in processes to ensure intended outputs.
- Interact and establish good customer relationships with client contacts.

Experience & Qualifications

**For this role, we are looking for**:

- Have a 4thclass minimum Power Engineering ticket or equivalent experience.
- Refrigeration Engineer certificate.
- Building Operator experience.
- No criminal record.
- Valid Driver’s License and clean Driver’s Abstract with access to a reliable vehicle.
- Computer experience.
- Exceptional knowledge of building operating systems.
- Strong communication and leadership skills.
- Ability to lead subcontractors and trades workers.
- Able to be on call and work after hours.
- Perform regular preventative maintenance tasks and common area improvement and requesting necessary supplies.
- Be the foundation for maintaining and enhancing the customer service experience while responding and attending to tenant requests.
- Assist Blackstone management to achieve its customer, financial and organisational objectives.
