Overview:
Building Operator will work with the Management Team, but report to the Operations Supervisor.

Responsible for the maintenance and general repair of the building and its systems to ensure that the are in good working order. To ensure and maintain systems defined under this scope of work in good working order and within manufacturers’ specifications and to supervise contractors and verify that they are fulfilling all their contractual conditions and take corrective action where necessary.

**Responsibilities**:
**Daily duties**:

- Maintain, repair where possible the electrical
- Oversee elevator and contract
- Maintain, repair where possible general building systems including:

- snow removal
- roof repairs
- plumbing and sewer issues
- parking lot and courier movement
- pest control
- washroom and cleaning supplies inventory
- sign maintenance, interior and exterior
- windows and water penetration
- general repairs, interior and exterior
- exterior landscaping contract maintenance - excluding annual plantings
- irrigation system
- environmental compliance
- repairs and maintenance
- health and safety issues
- fire and life safety devices
- Handles internal office relocations and repairs for Landlord
- Provide assistant, as required and as directed, to ensure the proper function of the HVAC systems
- Clean ventilation and exhaust equipment based on Angus Preventive Maintenance, or based on issued orders through the system
- Undertake scheduled filter changes as requested
- Operate building snow-plow/truck to clear driveways after snowfall (if applicable)
- Operate building snow-plow/truck to pick up necessary supplies pertaining to the maintenance department on a requested basis (if applicable)
- Perform snow removal, salting and grounds maintenance when required and operates related equipment
- Daily litter pick-up throughout the exterior of the property and grounds, including the parking Ensure that garbage area is kept clean.
- Perform janitorial functions during work hours (tidy, cleaning and restocking of the washrooms regularly throughout the day; mid-morning and mid-afternoon. Walking through common areas of the building and ensuring all surfaces are clean, litter is picked up, including moping of floors and entrances, as required
- Check cleaners log daily, make detailed notes for cleaning staff as to areas of concern brought to the employee's attention by either tenant, Senior Property Manager or Security and ensure that cleaning staff takes the necessary corrective action
- Setup meeting rooms during work hours according to room rental schedule
- Adhere to departmental policies and procedures e.g., "Systems for Preventative Maintenance", administer and respond to Tenant Service Requests through Avison Young Advantage, scheduled work and Quality Assurance/Ris
