Prince George, Canada Alpine Village Strata Full time

**Alpine Village Townhouse complex** is the largest strata complex in Prince George.
The complex prides itself on the park like setting, with lots of private lawns, tree's, walkways, & fencing.

Alpine Village has an immediate opening for a full time (30hrs-38hrs per week) grounds keeper to keep the above mentioned grounds in excellent condition.
Extra hours provided as needed for special projects and emergency call outs

**ability to consitently record productivity and report to strata council on a daily basis.

**Work independently on a flexible schedule
**Utilize strong problem-solving, planning and organizational skills.
**bondable and possess a current criminal record check and drivers license.
**Previous experience with maintaining the inside and outside of a multi-unit building (eg snow shoveling, replacing lights, de-icing sidewalks, lawn/garden maintenance) an asset but not required

**Responsibilities**:

- Conduct daily walks of the property to verify building safety, integrity and
adherence to Strata bylaws
- Identify "must do" maintenance projects and refer this information to strata council
and strata property manager
- Provide seasonal maintenance support as needed (laying grit, shoveling entrance
- ways in winter, picking up fallen debris from grounds, disconnect downspout
extensions in winter, reconnect in spring)
- Identify and perform minor maintenance tasks where feasible and appropriate, including, but not limited to: changing lights and replacing broken fixture covers, frepairing/replacing stair nosing, minor drywall and painting repairs,
- Provide onsite access, information and assistance to service providers and contractors when needed
- Conduct regular checks of garbage room
- Ensure security cameras are operational and intermittently check displays when n the office; review security footage as needed when security concerns or bylaw infractions arise
- Provide callout service for emergencies (flood, fire, gas/electrical issues); notify appropriate emergency service provider and property manager when emergency situations arise and assist with the safe evacuation of the building if needed - Prepare monthly Building Operations reports for council
Perform any other caretaker duties as required and requested by property manager and strata council

**Salary**: From $20.00 per hour
