Reports To: Property Services Manager

Hourly Rate/Salary: $41,021.51

Start Date: As soon as possible

**About RCS**
Regeneration Community Services (RCS) is a non-profit community mental health and addictions supportive housing provider. RCS was founded more than 40 years ago, to provide quality affordable supportive housing and support services to persons with mental health and addictions issues in Toronto. RCS is proud to support over 400 individuals on their recovery journey, with a housing stock of over 350 units across the city.

**Position Statement**
Property Maintenance Workers are responsible for performing and coordinating routine, preventative and corrective maintenance at Regeneration Community Services (RCS) properties.

**Specific Responsibilities**
1. To identify maintenance needs and perform maintenance work, repairs and cleaning as required in the houses.

2. To communicate closely with the Property Manager and to perform assigned maintenance jobs.

3. To make a written plan and co-ordinate completion of all new, recurring and seasonal maintenance work in the properties as required, once approved.

4. To make recommendations for corrective and preventive maintenance.

5. To obtain prior approval for any non-routine work.

6. To check the fire extinguishers monthly in all properties.

7. To attend bi-annual property inspections with the Property Manager and/or Executive Director.

8. To arrange for an obtain quotations from outside contractors.

9. Maintain a list of contractors/service firms for required maintenance work.

10. To be available to accompany outside contractors through properties for scheduled work.

11. To purchase maintenance supplies, as needed and when applicable, obtaining prior approval from the Property Manager.

12. To maintain a professional relationship with all RCS tenants.

13. To provide training and supervision to RCS tenants who participate in the job training program, as assigned by the Property Manager.

14. Ability to respond to on-call if needed.

15. Other related duties as assigned by your supervisor.

**Agency Responsibilities**
1. To be aware of and adhere to agency policies and procedures found in the Employment Policies & Procedures Manual.

2. Work within the standards outlined in RCS Employment Policies & Procedures Manual.

3. Reflect the philosophy of the organization and to follow all policies and procedures.

4. Adhere to provincial and RCS privacy and confidentiality guidelines.

5. Adhere to all provincial and agency health and safety protocols and standards.

6. To ensure that relevant and accurate information is maintained and disseminated as required such as employee expense sheets, time sheets and time off requests.

7. To accurately adhere to the agency data reporting requirements.

8. To participate on agency committees on a voluntary basis.

9. To participate in agency special events.

10. Engage in regular supervision in accordance with established procedures. This includes participating in regular appraisals of job performance and completing a yearly goal plan.

11. To engage in ongoing professional development as assigned by the Program Supervisor.

12. On a voluntary basis participate in the supervision of student placements if applicable.

**Qualifications**:

- Grade 12 education or equivalent.
- Previous experience performing general maintenance duties in residential settings.
- Skills in the following areas:

- Carpentry;
- Electrical, wiring;
- Appliance repair;
- Plumbing;
- Painting;
- Drywall;
- Renovations;
- Small construction (i.e. sheds etc.);
- Familiarity with building codes and requirements;
- Ability to read blueprints;
- Maintenance planning and reports;
- Ability to follow a budget plan;
- Time management skills;
- Good communication skills; and
- Ability to work independently and with limited supervision.
- This position involves travel between locations and requires a car plus a valid driver’s license.
- Physically fit (e.g. ability to climb stairs, work on a ladder, do moderate lifting).
- Understanding or knowledge of mental illness is an asset.
