Brantford, Canada ANC Modular Full time

**Outline of Role**

The Project Manager will provide direction for projects and successfully take responsibility for overall project performance including cost, schedule, quality and project status.

Project scope overseen by the Project Manager may include modular only, modular and conventional blend and conventional only projects performed by ANC and its affiliate companies.

The Project Manager will also be responsible for managing all other aspects of the project, including the initiating, planning, executing, monitoring and controlling and closing phases; coordinating project tasks, budget and stakeholders, while following project management principles and best practices.

The position oversees modular plant/at site subcontractor negotiations, liaising with owners, engineers and sub-trades as well as management of technical and financial aspects of contracts.

The Project Manager is responsible for ensuring that the product is completed safely, on schedule, within budget and in compliance with the contract, project management best practices, company policies, procedures and legislation and labour requirements.

**Key Measurements of the Position**
- Meet all project deliverables/KPI’s including schedule adherence, cost/budget adherence and client satisfaction adherence.
- Attendance at all scheduled meetings and coordinate and hold project management meetings consistently at pre-determined frequency.
- Achieve consistent and positive work environment.
- Keep senior management, manufacturing, pre-construction and business development representatives updated on project dynamics and developments.

**Reservation of Authority**
- Providing terms and conditions outside the standard company offerings unless approved by the designated leadership representative or CEO.
- Hiring and discharge of employees
- To spend funds in excess to approved budgets.
- Starting salaries or changes to salaries.

**Scope of Role**
- Project development, planning, execution, monitoring, controlling and closing.
- Administration of projects on the Procore platform through execution to deficiencies.
- Coordination and execution of project administration in support of a Purchase Order or Prime Contract, including Change Orders.
- Execution of project administration including invoice and timesheet approvals.
- Develop project budgets and schedules.
- Development of scopes of work.
- Manage material and equipment procurement including negotiations and contract execution.
- Identify project risks, problems and issues as early as possible.
- Manage and develop mitigating actions to minimize budget and schedule impacts.
- Perform RFP and RFQ’s pricing requests as needed for suppliers and subcontractors.
- Perform RFP, RFQ and Proposal requests in pursuit of opportunities.
- Support business development team by presenting and providing clients with content as requested.
- Provide leadership and collaboration with Plant Manager and Designer/Coordinator.
- Provide leadership and collaboration with Site Supervisors and Superintendents.
- Provide direction to Labour Staff and Sub-trades both at the modular facility and at site installation location.
- Liaison and collaborate with Owners, Engineers, Sub-trades and Suppliers.
- Develop and participate in meetings.
- Review budgets, drawings and other content as required to support sales in pursuit of opportunities.
- Quality Control assessment including identification of and rectifications.
- Liaison and point of contact with CSA. Administrate as required.
- Warranty review and execution.
- Light Physical Demand. 0-20lbs.
- Identify and report immediately any safety hazards.
- Comply with ANC, Ontario Health and Safety Association and MSDS safety standards.
- Complete provided Health and Safety education as provided.

**Quality/Environmental Management System Responsibility**
- May initiate action to prevent the occurrence of any non-conformities relating to the product, process and quality/environmental system.
- May identify and record any problems relating to the product, process and quality / environmental system.
- May initiate, recommend or provide solutions through designated channels.
- May control further processing, delivery or installation of non-conforming product until the deficiency or unsatisfied condition has been corrected.
