**_Building Maintenance_**
- Responsible for maintenance related requirements and issues, as attached and as directed by the PM, paying special attention to maintaining a clean, safe, tidy environment for all tenants and staff to work.
- Completes tasks in a timely manner.
- When necessary, ensures vacant suites are brought to, and kept to, building standards.
- Responsible for demonstrating mindfulness of deficiencies in buildings or on property, identifying and addressing issues that affect tenant comfort and safety and reporting these, as appropriate, to the PM.
- Responsible for assisting with trade access to various locations on the property as directed by the PM and carrying a company supplied cell phone to assist with timely response.

Responds to, and addresses, security risk situations and/or threats to the property; understands how to secure the area, minimizes the damages and works with the building manager to correct the situation and make necessary repairs.

**Specific Duties and Responsibilities**:

- Repair or replace defective equipment or parts using hand tools and power tools, and reassemble equipment. (Toilet handles, signage and such).
- Changing and cleaning of AC/cooling tower strainer and filters.
- Painting and restoring of walls, windows, doors, and floors.
- Inspect and operate building equipment (power tools) and completion of applicable log books.
- Reviewing Blue Book Tasks and responding to tenant service requests in a timely basis as requested.
- React, assist and trouble shoot any tenant comfort or building issues.
- Change light bulbs.
- Garbage and recycling removal.
- Dusting, sweeping and mopping surfaces and floors.
- Interior window cleaning.
- Cleaning interior/exterior common areas (heavy duty clean not regular clean).
- Seasonal landscaping work
- Snow shoveling and salt when appropriate
- Cultivating and water flower beds
- Parking lot sweeping
- Grass cutting and trimming
- Hedge trimming
- Participate in building systems test (fire alarms, etc.).
- Participate in regular building “walkabouts”.
- Tenant relations and customer service
- Preparation of a bi-weekly detailed time sheet
- Attend on-going occupational health and safety training sessions.
- Exterior landscaping (grass cutting, raking, trim hedges and such)
- Follow safe handling procedures for the use of chemical cleaners and power equipment.
- Monitor and assist in parking control of building.
- Assist building manager or other staff members in any other job/projects or emergencies that arise.

**Skills**:

- Knowledge of machines and tools necessary for performance of daily duties including their designs, uses, repair and maintenance.
- Knowledge of relevant equipment policies and procedures.
- Troubleshooting, determining causes of operating errors and problem solving.
- Effective verbal and written communication skills, interpersonal and customer services skills.

**Salary**: $21.00-$23.00 per hour
