The Molnar Group is a leading family-owned Vancouver real estate development and construction firm with more than 50 years in business.

We are actively looking for a dynamic Resident Manager to live on-site and manage Rutherford House project located in North Nanaimo in the Pleasant Valley neighbourhood backing on Molecey Creek. Rutherford House is a complex with 3 buildings offering 152 one, two and three-bedroom rental apartments with a fitness centre, amenity space and outdoor deck.

As the Resident Apartment Manager, you will be responsible for the efficient and effective management of the residential apartment buildings. Your duties will include leasing activities, overseeing property maintenance, tenant relations, and financial management.

**Key Responsibilities**:
**Leasing and Marketing**:

- Advertise and market available units to attract prospective tenants.
- Conduct property tours for potential tenants and handle the leasing process.
- Collect and deposit rents and security deposits, assist with Accounts Receivable collections if needed
- Schedule and carry out move-in/move-out inspections,
- Schedule and supervise move-ins/move-outs especially where elevator usage is required

**Property Maintenance**:

- Coordinate and oversee routine maintenance and repairs to the highest standards.
- Oversee landscape and parkade and parking area maintenance
- Conduct daily property and building inspections and make recommendations for preventative maintenance. Notify owners regarding need for any major repairs
- Manage relationships with maintenance contractors and service providers.
- Create and maintain property maintenance and inspection logs
- Manage all building maintenance requirements to the highest standards.
- Prepare vacant suites for new tenants by completing necessary repairs, upgrades and/or cleaning
- Perform minor repairs and maintenance
- Implement preventative maintenance measures to preserve the condition of the property and its systems, for example, cleaning filters for HVAC, winterization for the complex.

**Emergency Response**:

- Oversee the Building Emergency Response Plan and conduct monthly tests of emergency generators and fire alarm systems
- Respond promptly to emergency situations, such as maintenance issues or tenant concerns.
- Implement and communicate emergency procedures to ensure tenant safety.

**Tenant Relations**:

- Address tenant inquiries, concerns, and requests in a timely and professional manner.
- Foster positive relationships with and amongst tenants to enhance tenant satisfaction and retention.
- Resolve disputes/conflicts between tenants if they arise.
- Enforce property rules and regulations to maintain a peaceful living environment.
- Handle evictions in accordance with regulations
- Address legal disputes or issues related to the property or its tenants in conjunction with the office team
- Enforce company policy regarding smoking and pets

**Administrative Tasks**:

- Maintain accurate and organized records, including tenant files and lease agreements.
- Maintain filing systems for tenants, operations and general correspondence and files
- Prepare and maintain accurate records and reports for any maintenance.
- Prepare and submit regular reports for owners on condition, maintenance activities and any lease changes, notices to vacate, leasing inquiries and status of move-ins/outs.

**Qualifications**:

- Property Management license is an asset
- Minimum of 5 years experience managing single-family apartments.
- Enjoy working with people and possess excellent communication skills in English, both oral and written, and the ability to form positive relationships with others
- Strong organization, planning and diplomacy skills to prioritize tasks, interact with trades, handle conflict and exercise sound judgment
- Experience working safely with cleaning and other chemicals used in building operations
- Excellent working knowledge of Microsoft Office Programs such as Excel and Word
- Presentation and sales skills are necessary to market suites to prospective tenants
- Strong working knowledge of the BC Residential Tenancy Act
- Experience supervising on-site workers
- Demonstrated team player
- Familiarity with RentSync is an asset
- Able to work flexible hours, including weekends and on-call for emergencies
- Must pass reference, credit and criminal record check
- Must have vehicle for transportation

**Salary**: From $65,000.00+ per year, to be negotiated based on experience, plus rent reduction
