**Property Manager/General Carpenter**
**Position Overview**:
We are seeking a skilled and experienced In-house Property Manager/Carpenter to oversee day-to-day operations, tenant relations, and property maintenance for our portfolio.. We also seek general carpentry skills to be able to help us manage new construction sites and renovations
**Carpenter Responsibilities**:
- Perform carpentry tasks: framing, drywall installation, door/window installation/repair, and structural renovations.
- Basic plumbing and HVAC knowledge: replacing cartridges/faucets, etc.
- Manage move-ins/outs: cleaning, patching, painting, caulking, millwork, etc.
- Interpret drawings/specifications for project requirements.
- Collaborate with tradespeople/contractors for efficient, high-quality project completion.
- Ensure compliance with building codes, safety regulations, and quality standards.
- Troubleshoot/resolve carpentry-related issues.
**Property Manager Responsibilities**:
- Advertise, fill vacancies, negotiate/enforce leases, and maintain/secure premises.
- Attract tenants through advertising, referrals, and showcasing units.
- Negotiate leases, collect security deposits, and manage financial objectives.
- Develop positive tenant relationships, addressing concerns professionally and promptly.
- Coordinate property maintenance/repairs, ensuring timely completion and adherence to budget.
- Conduct regular property inspections, addressing maintenance needs, safety concerns, and compliance.
- Secure property by maintaining security devices and enforcing precautionary policies.
- Enforce occupancy policies/procedures by addressing violators.
- Implement/enforce property policies/procedures to ensure compliance with regulations.
- Prepare reports summarizing data and trends.
**Work Hours and Benefits**:
- Competitive salary based on experience.
- 40 hours per week.
**Qualifications / Skills**:
- Experience in property management, maintenance, or related field.
- Strong carpentry skills for independent, efficient task performance.
- Knowledge of building codes, construction techniques, and safety standards.
- Excellent communication and interpersonal skills.
- Detail-oriented with strong organizational/problem-solving abilities.
- Ability to work independently and prioritize tasks.
- Proficiency in MS Office Suite.
- Valid driver’s license and reliable transportation.
**Education, Experience, and Licensing Requirements**:
- High school diploma, GED, or equivalent.
- 3-5 years’ experience in property maintenance or carpentry.
- 1-3 years’ management experience a plus.
- Completion of a carpentry apprenticeship program an asset.
- Journeyman Carpenter certification an asset.
