Maple Ridge/Pitt Meadows Community Services is seeking to fill the position of Property Manager, which will provide expertise and oversight in property management for Community Services and Cythera Transition House Society properties. Properties include Community Services Administrative Offices, Cornerstone Landing, East Village, Cythera Transition House and the soon to open Bernice Gehring Second Stage Housing.
- Cornerstone Landing provides below-market housing and includes 20 suites that are designated to at-risk youth. The soon-to-open Bernice Gehring will include second-stage housing for women and children who are leaving violence. East Village is home of our Foundry Ridge-Meadows program as well as several other businesses that lease space from Community Services
- **QUALIFICATIONS**
- Proven experience in creating and developing relevant policies, procedures, handbooks, etc., pertaining to property management.
- Sound knowledge and understanding of the philosophies, principles and practices of property management, particularly in the social housing sector.
- Sound knowledge of current social issues facing tenant populations such as homelessness, mental illness and drug addiction, domestic violence, child protection and ageing.
- Thorough knowledge of building structures and systems and an ability to recognize deficiencies and prepare summaries of work required.
- Excellent negotiation, mediation and conflict resolution skills and ability to negotiate contracts, mediate disputes and resolve conflict situations.
- Excellent written and oral communication, interpersonal and relationship building skills.
- Ability to plan and coordinate the delivery of a broad range of property management and tenant support services, function as an effective team leader, and make decisions based on an analysis of a range of issues and problems.
- Ability to summarize and explain complex program information and funding requirements.
- Ability to build consensus with multiple stakeholders, often with conflicting agendas.
- Display tact and diplomacy to deal with a broad range of professions and community stakeholders; and be a socially sensitive administrator.
- Ability to travel between properties and be on call for emergency situations.

- Maple Ridge/Pitt Meadows Community Services is an accredited, multi-service charity dedicated to providing quality programs and services to Maple Ridge and Pitt Meadows for over 50 years.
- Cythera Transition House Society exists to achieve a balance of power in society which, we believe, will bring about an end to violence and abuse of women and children.**ACCOUNTABILITIES**:

- Coordinating building maintenance and repairs, grounds maintenance and janitorial services for all properties
- Ensuring that all buildings and grounds comply with local bylaws, permits, regulations and building codes
- Supervision of all staff reporting directly to the Property Manager
- Calculating rent and income criteria for any vacant units
- Verifying tenant incomes annually and on an on-going basis to meet subsidy requirements per BCHMC Operating Agreements, for tenants residing in subsidized units
- Liaising directly with the Executive Director on financial performance, property operations, capital expenditures
- Preparing and managing approved facilities budgets for each property
- Receiving rents, any other charges and or arrears and maintains rent rolls
- Preparing all deposits and/or confirming electronic transfer information and arrangements
