We are currently looking for a technically strong, highly service-oriented Maintenance Supervisor to join our Kingsway team in Edmonton. Reporting directly to the Operations Manager as the Maintenance Supervisor you will lead the Maintenance Team. You will be responsible for day-to-day building maintenance of the facility, ensuring that the facility is maintained according to our standards and customers satisfaction.
**As a member of this team, you will be responsible for**:
Supervising a team of 5 building maintenance technicians, including performance management, scheduling, and payroll.
Collaborating with the Operations Supervisor to maximize the efficiency of both Maintenance and Operation teams (programs?).
Actively managing several major Building Services Contracts including Janitorial, Parking Lot Snow Removal, Exterior Landscaping, Waste Removal, and additional contracts as may be required.
Coordinating minor and chargeable repairs to the building and premises; liaising with contractors and monitoring contractors' performance.
Completing daily inspections of selected areas, reviewing preventative maintenance procedures, and documenting activities and deficiencies in Angus.
Daily monitoring of work orders in MRI Angus work management system, ensuring accuracy of details and required follow up is actioned.
Developing, planning, and organizing training for the Maintenance Team such as OH&S required certifications, Site Specific and General Maintenance and Computer Systems such as MRI Angus.
Reviewing and monitoring building functions while providing day-to-day support to the Operations Manager.
**Customer Service Excellence**: liaison with tenants and property management regarding operational issues, providing guidance on appropriate corrective measures.
**Financial**: Provide input into the development of the annual budget and control of expenses falling within area of responsibility
In collaboration with the Operations Manager, participate in the planning, oversight, and execution of capital projects as assigned
Assisting the Operations Manager with RFP processes for major contracts and agreements such as Janitorial, Waste Management and Snow Removal.
Execute RFP processes for other Building Service Contracts as assigned by the Operations Manager
Oversee and provide direction and reporting on assigned ESG & Sustainability initiatives.
Administering company rules, policies and procedures while maintaining employee morale and well-being.
Participating in Oxford's employee engagement programs and assisting with developing best practices within areas of responsibility.
Active participation in the Kingsway Joint Health & Safety Committee (JHSC), ensuring the safety of all employees and addressing/actioning on any concerns with management.
Assisting with emergency situations (except those which may impose any health or safety risks)
Inventory control for all equipment maintenance & janitorial supplies, and ordering supplies.
Other duties assigned by management from time-to-time
**To succeed in this role, you have**:
**Education**: minimum high school diploma
3-5 years in a retail shopping centre or property management field, with previous supervisory experience an asset
Post-secondary education in a related field, RPA or FMA designation is an asset.
Health and Safety certification is considered an asset.
General building construction knowledge; building knowledge of commercial, shopping centre is an asset.
Experience managing a team, while dealing with customers, tenants, external contractors, and senior management
Excellent verbal and written communication skills
Exceptional customer service skills
The ability to thrive in a fast paced, team-oriented environment, while supporting fellow Supervisors and management team
Strong organizational and time management skills
Proficiency using Microsoft Teams, Outlook, Word, and Excel
