Reporting to the Construction Manager, the Retail Construction Project Manager undertakes the following

**RESPONSIBILITIES**:

- Lead the project management and organization of retail shop fit outs, including quality, relevance and timeliness of new shop construction, refits and refreshes, and store maintenance of existing shop locations
- Manage projects throughout the life cycle, including design review, scheduling, budget control, project tender, logistics, purchasing and construction progress through completion, project close-out and warranty period
- Manage relationships and clear communication with all stakeholders - Retail Team, Design Team, Property Team, Merchandising and Accounting Team
- Identify design concepts and intent, and clearly communicate and monitor expectations with contractors and vendors
- Collaborate internally, including Shop Design, Retail and Opening Team, I.T. Department and all key departments
- Create project estimates and schedules for approvals, working closely within the Property Team
- Monitor building permit process to ensure project timelines are met
- Work closely with contractors and consultants to ensure all jobs are completed to Scope, Budget, Schedule, Quality and on Brand
- Manage on-site personnel through General Contractor forces
- Ensure shop staff's comfort and informed engagement throughout the project process
- Partner with Contractors & Designers to resolve issues and change management as they arise, and understand the impact of issues and decisions.
- Consider, asses, and prepare for possible risks & opportunities during projects
- Perform full punch list prior to store handover, and ensure deficiencies are all complete prior to the retail team taking over the space
- Coordinate post-open calls
- Complete full project close-out documentation to ensure tenant allowances are received efficiently and quickly
- Follow up on project, assess and correct all warranty issues identified

**You bring the following QUALIFICATIONS**:
**Required**:

- 2-5 years of recent related experience in retail construction and project management in Canada and the US (individual stores, shopping malls, etc.)
- 2-5 years of experience in managing contractors, vendors, and consultants
- Proficient understanding of lease terms and conditions as they pertain to the design and construction process in the retail industry
- Strong problem-solving and conflict resolution skills
- Excellent planning, organizational, and communication skills
- Proven leadership abilities and the capacity to motivate others
- Strong analytical and problem-solving skills
- Openness to coaching and willingness to learn
- Ability to develop relationships and leverage business partners to achieve desired outcomes
- Proactive and self-motivated, with a sense of urgency in task execution
- Flexible and dedicated, willing to work additional hours when necessary, with a balanced approach to time off
- Ability to work independently in a collaborative and creative work environment
- Proficiency in software such as MS Suite (Excel, Word, PowerPoint) and Tango Project Management
- Ability to travel domestically and internationally (must hold a valid passport)

**Preferred**:

- Knowledge or expertise with Site Folio, and Concur
- PMP and LEED certifications an asset
- Located in Vancouver, BC an asset
