Reporting’s directly to the President, our Property Manager will have a key role in the organization. While leading the strategic plans for all facilities, the Property Manager will work alongside leaders to maximize efficiencies and value. Coordinating with contractors and local management, the Property Manager will ensure maintenance is carried out as per company requirements and government regulations.

**Job Requirements**:

- Post-secondary education is required, a Bachelor’s degree in engineering or business is considered an asset
- A minimum of 5 years’ experience in process improvement and project management is required
- Knowledge of electrical, mechanical and HVAC systems is considered an asset
- Excellent project management skills, with a continuous improvement mindset
- Strong communication skills both oral and written
- Must have a well-defined sense of negotiation skills and understanding of vendor relations
- Must have the ability to manage multiple projects at once
- Must have the ability to communicate effectively with cross functional team members
- Travelling to various facilities across the country is required (the majority of traveling will within the Atlantic Provinces. Visits to Central and Western regions on a quarterly basis)
- Strong organization skills
- Strong interest in growth and development
- Must be adaptable and willing to learn

**Core Job Functions**:

- Efficiently coordinate regularly scheduled maintenance for properties
- Provide general status reports for all properties
- Support energy management programs to maximize energy efficiency & sustainability
- Implement cost savings measures for the organization while working towards specific cost savings goals
- Manage the capital budgeting process
- Maintain accurate records of maintenance, security inspections and work at each property
- Work with procurement to conduct the purchasing process for building goods and services
- Stay current with new technologies and procedures related to property management
- Build sustainable relationships with vendors and contractors
- Support the compliance at each property to ensure audit standards are met for financial management, building codes and other government regulatory bodies
- Conduct inspections of properties to proactively address deficiencies
- Create and follow up on work orders
- Enforce all company policies regarding safe and efficient operations
- Implement and monitor hazard prevention protocols and safety policies in relation to each property
- Collaborate with local management on vendor and supplier walk-throughs
- Support the contract management of vendors on short and long term projects
- Oversee maintenance planning including landscaping and snow removal services
- Ensure excellent record keeping for audit and compliance purposes
- Participate in and manage the information for RFP’s
