Role Summary
Reporting to the General Manager (but with a strong connection to and support from our FM division), the Maintenance Supervisor is responsible for executing the day to day building maintenance needs of a mid-size Hotel and associated restaurant in Tsawwassen, British Columbia. This individual must have strong communication and organizational skills both written and oral, able to adapt and meet deadlines, and manage a small maintenance team. This position is primarily hands-on with administrative and leadership/supervisory components.
Key Accountabilities
1. Facilitate and coordinate on-going, open communication with hotel leadership team; understand, assess, prioritize, and address guest and management concerns in order to ensure operational excellence.
2. Supervise and direct in-house maintenance staff, third party contractors; ensuring compliance to work schedules, procedures and Occupational Health and Safety; conduct performance reviews and implement development plans.
3. Responsible for ensuring all preventative maintenance and required legislative, diagnostic testing of HVAC systems, Electrical, Mechanical, Life Safety, and other equipment as required.
4. Ensure optimum operation of the Buildings Mechanical systems with an emphasis on energy conservation.
5. Responsible for maintaining and updating the preventive maintenance program in Alice and ensuring all tickets are resolved in a timely manner.
6. Maintain tool and equipment inventory.
7. Review and track all utility consumption and identify cost saving measures.
8. Oversee FM related contracts (HVAC, Elevator, Landscaping, Pest Control etc.)
9. Chair the JOHSC and ensure environmental requirements are up-to-date; training and documents are maintained for all in-house staff and 3rd party contractors.
10. Conduct monthly Fire Drills.
11. Ensure daily inspection of attached restaurant and maintain adequate stock of relevant supplies.
12. Assist with monthly operations report detailing all operational maintenance issues; monitor associated operational expenses on a monthly basis by reviewing actual performance against budget.
13. Assist in preparation and development of the annual operating & capital budget; research and report on various equipment and systems for purchase or upgrade.
14. Ensure compliance with all Coast Hotels operating brand standards for hotel maintenance are met.
15. Respond to emergencies 24/7 as required (i.e. floods, fire alarms, power failures, etc.)
Education and Experience
- Minimum 5 years working in a hotel building operations maintenance environment, with at a minimum of 2 years in a lead role.
- Post-Secondary School Graduation Diploma/certificate or Building Environmental Systems, Facilities Management Diploma or completed apprenticeship in either a trade (mechanical or electrical preferred).
Required Knowledge, Skills and Abilities
- Working knowledge and understanding of hotel operations, HVAC & electrical systems, preventive maintenance programs, lock systems, and civil work (painting and drywall)
- Ability to motivate and lead a small team of direct reports
- Ability to work collaboratively in a team environment with strong communication and organizational skills
- Demonstrated ability to identify, triage and problem solve operational situations/work.
- Fully competent and trained in all related Occupational Health & Safety & Environmental Legislation.
- Ability to read and understand construction drawings, specifications and shop drawings.
- Strong computer skills, along with excellent written and oral communications.
- Ability to respond to after hour emergencies
