**Scope of Your Role**:
All work shall be performed by experienced personnel within a reasonable timeframe and to the satisfaction of the Property Manager/Board of Directors. Duties include but are not limited to:

- Monitoring of snow removal and maintenance of walkways and exits. Some ad hoc shoveling may be required from time to time.
- Monitoring of grounds maintenance including weed removal, litter inspection, and irrigation system management.
- Fire and safety inspections and participation in fire drills, as well as training to do monthly inspections.
- General building maintenance tasks such as patching, painting, minor repairs, monitoring lights, HVAC, plumbing, and carpentry work.

**General Responsibilities**:

- Enforcement of some Rules and Regulations, reporting violations to Management for escalation.
- Availability for after-hours and weekend emergencies via phone or in-person.
- Management of providing access to service contracts and relationships with service providers while onsite.
- Assistance with move-ins, move-outs, and access to suites for inspections or work.
- Incident reporting and maintenance of detailed records.
- Effective communication with stakeholders including residents, property managers, board of directors and service providers.

**Daily Tasks**:

- Inspection of lights, mechanical rooms, elevators, and grounds. A comprehensive daily check list will be provided once hired.
- Removal of garbage and recycling in 6 onsite buildings.
- Snow clearing, litter pickup, and emergency cleanup.
- Utilization of reporting systems for incidents and service requests.
- Any other duties deemed necessary for role fulfillment.

**Requirements**:

- Experience in building maintenance with the ability to diagnose issues across various trades.
- Ability to multi-task and re prioritise duties as events occur throughout the day.
- Effective communication skills and conflict resolution abilities.
- Attention to detail, accuracy, and ability to meet deadlines.
- Possession of a valid driver's license and reliable vehicle.
- Working knowledge of Excel, MS Word and Outlook.

**Work Schedule**: Full-time, Permanent, Monday to Friday with on-call availability.

**Work Location**: In person.

**Physical Requirements**:

- Ability to lift at least 50lbs.
- Walking 10,000 + steps per day.
- Manual dexterity and physical endurance for maintenance tasks.
- Safety awareness and adherence to proper lifting techniques and adhere to Ontario Occupational Standards Act and WSIB
