**What you will do**
- Coordinate government approvals such as rezoning, development permits, Official Community Plan (OCP) amendments, building permits, and outside agency approvals.
- Provide timely and accurate direction to external consultants.
- Conduct site inspections, help chair projects, and site meetings to initiate value engineering, develop master project schedules, manage project budget, and retain and coordinate the work of design consultants within a scope of work.
- Effectively interact with internal stakeholders throughout the development cycle.
- Assist the finance team in assessing the potential of new properties, with a keen eye on design and creative approaches to development.
- Manage project schedule, cost, and quality to ensure successful execution.
- Prepare project financial reports for review, provide conceptual estimates, feasibility studies, and cost estimates, and coordinate the production of basic design plans and construction documents.
- Understand industry profit, pricing, value, and risk as an essential part of competitive pricing and profitable business when managing bids, tenders, and proposals.
- Work within the budget to accurately estimate the costs and cut unnecessary expenses.
- Procure and allocate resources to ensure there is no shortage while avoiding any unnecessary delays caused by management decisions.
- Manage both internal and external risks within the project’s lifetime; such as poor planning and design by consultants. Monitor government policies, which directly or indirectly affect the project.
- Communicate with clients and contractors regularly to ensure performance, manage commercial matters, and escalate their concerns when unable to resolve them directly.
- Coordinate with contractors and the internal finance team for scheduling, progress draws, and invoicing.
- Coordinate internal resources and third parties/vendors for the execution of projects.
- Communicate effectively with the internal executive team about the progress and quality of the projects
- work and report any defects or deficiencies during the site review, as well as the final inspection information.
- Promote and monitor occupational health and safety culture within the organization.

**We want someone who**:

- Has deep knowledge of building information modeling (BIM) & Virtual design and construction (VDC) services, standards, Software, and implementation
- Proactively identifies issues and recommends solutions.
- Independently plans, organizes, and prioritizes a demanding workload in a changing environment
- Provides guidance to the team.
- Stays current with safety and legal guidelines.
- Communicates accurately and effectively, both orally and in writing, using clear and concise language, while maintaining confidentiality
- Pays attention to detail and ability to balance task detail with project priorities
- Possesses a high level of integrity, confidentially, and accountability.
- Brings a strong work ethic and positive team attitude.

**Your experience and educational background**:

- 5+ years of experience in the development process of high-rise residential multifamily, office, retail, industrial and/or mixed-use projects
- Post-secondary education in either Architecture, Civil Engineering, or related.
- A track record of successfully managing complex tasks.
- Local market knowledge and passionate for real estate development and construction
- Thrives in a dynamic, fast-paced, team-oriented, and entrepreneurial environment
- Excellent interpersonal, organizational, design, and creative thinking skills
- Strong sense of ownership
- Strong computer skills including Word, Excel, and MS Project
- Strong verbal and written communication skills with the ability to work effectively in an individual setting
- Excellent work ethic and attention to detail
- strong communication and negotiation skills.

**Work Conditions**
- Travel to off-site locations as required.
- Safety equipment will be required, e.g., steel-toed safety boots.
- Work both indoors and outdoors
- Must be able to stand and/or sit for extended periods of time
