**Summary**:
Reporting to the General Manager and and in accordance with Ballenas Housing Society (Ballenas) mission, strategic direction, principles and policies, the Maintenance Carpenter’s primary responsibilities are to:

- Provide daily maintenance and repair requirements for the buildings, common areas, units, grounds and equipment of all Ballenas operated buildings and/or properties
- Work with Housing and Maintenance teams to perform move-out inspections, assess and report any unit damage; complete required works to restore units to Ballenas standard
- Additional related responsibilities as assigned and other duties as required

**Specific Duties and Responsibilities Based on Key Competencies**:
**Problem Solving/Judgement**
- Inspect properties to identify and resolve issues; effectively plan and organize work and resources; perform preventative maintenance tasks
- Anticipate and troubleshoot maintenance issues involving building repairs, electrical, plumbing, mechanical, structural, carpentry, painting, groundskeeping, and equipment repair or replacement
- Work with Operations Coordinator to source and purchase parts, equipment and supplies required for repairs and maintenance within approved limits; maintain orderly and organized workshop

- Commit to well-being of self and others through adherence to WorkSafeBC regulations and Ballenas safety procedures; immediately report any non-compliance, or incidents of injury and accident to the General Manager
- Utilize task-appropriate personal protective clothing and equipment (e.g. eye protection, ear protection, particle masks, gloves)
- Recognize and appropriately respond to emergency situations in accordance with Ballenas policies and procedures
- Oversee annual security and fire prevention inspections, including fire extinguisher and smoke detector testing and maintenance

**Teamwork and Client Service**
- Maintain cooperative working relationships with tenants, staff and leadership teams; attend weekly team meetings; strictly observe tenant privacy and confidentiality
- Work with Housing Operations to coordinate and schedule property maintenance and repairs
- Ensure work orders are completed and recorded efficiently and in a timely manner; restore units between tenancies; respond to calls, on-call roster for emergencies

- Initiate and carry out a diverse range of duties with mínimal supervision; work efficiently to manage tasks, time and resources
- Model positive, professional communication with tenants and team members; maintain present, patient, calm and active listening, focusing on logical problem solving and de-escalation strategies
- Demonstrate dedication to a high professional standard of personal conduct, accountability, and competence; maintain composure in stressful situations

**QUALIFICATIONS**

**EDUCATION AND EXPERIENCE**
- Journeyman Trade Certificate in Carpentry plus a minimum of 5 years’ experience in complex maintenance, including carpentry, plumbing, electrical, landscape, painting, and equipment repair; or a combination of equivalent education and experience
- Hands on experience using a variety of machines, hand tools and power tools
- Demonstrated experience working directly with vulnerable populations including seniors and persons with mental and physical disabilities, addictions issues and low literacy
- Experience meeting heavy and fast paced physical demands

**KNOWLEDGE, SKILLS AND ABILITIES**
- Sound knowledge of safe work practices and standards
- Sound knowledge of construction methods and materials
- Knowledge of BC Building Code (Part 9)
- Highly developed interpersonal communication (oral and written), collaboration, problem solving, and organizational abilities; proven abilities in conflict resolution
- Flexible, objective and open-minded approach to a variety of lifestyle conditions
- Familiarity with the Residential Tenancy Act and Human Rights Legislation

**OTHER REQUIREMENTS**
- Criminal Record/Vulnerable Sector Check (Note: Passing a Criminal Record/Vulnerable Sector Check is a bona fide condition of employment with our Society)
- Valid Driver’s Licence and Clean Driver’s Abstract; access to reliable vehicle
- Willingness to travel, and work occasional evenings and weekends as required
- WHMIS Certificate
- Valid Occupational First Aid Certification an asset

**Job Types**: Full-time, Permanent

Pay: $30.00 per hour

Expected hours: 35 per week
