**Summary**

Reporting to the Maintenance Manager (or designate) and in accordance with Ballenas Housing Society (Ballenas) mission, strategic direction, principles and policies, the Maintenance Helper’s responsibilities include providing minor maintenance, repair and groundskeeping work at Ballenas operated properties, plus additional related responsibilities as assigned.

**Specific Duties and Responsibilities Based on Key Competencies**:
**Problem Solving/Judgement**
- Effectively plan and organize work and resources; ensure assigned work orders are completed and recorded efficiently and in a timely manner
- Perform minor and routine building repair work, basic plumbing tasks, and exterior building and maintenance
- Under the direction of the Groundskeeping Supervisor, perform seasonally appropriate activities including snow/ice management, lawn maintenance, pruning, weeding
- Appropriately respond to emergency maintenance and security issues outside normal working hours
- Work with maintenance team to purchase appropriate parts, equipment and supplies required for repairs and maintenance, receive materials and stock shelves, maintain orderly and organized shared workshop

**Commitment to Safe Work Practices**
- Ensure equipment is in good working order prior to use
- Adhere to WorkSafeBC regulations and Ballenas safety procedures; immediately report any non-compliance or incidents of injury and accident to the Manager
- Utilize task-appropriate personal protective clothing and equipment (e.g. eye protection, ear protection, particle masks, gloves), maintain safe and organized work area
- Recognize and appropriately respond to emergency situations in accordance with Ballenas policies and procedures Teamwork and Client Service
- Maintain cooperative working relationships with tenants, vendors, staff and leadership teams; attend regular maintenance team meetings
- Provide effective assistance to support daily maintenance and groundskeeping functions
- Work with Housing Operations to coordinate and schedule property maintenance and repairs

**Personal Effectiveness**
- Initiate and carry out a diverse range of duties with mínimal supervision; work efficiently to manage tasks, time, and resources
- Provide positive, professional communication with tenants, vendors and team; maintain present, patient, calm, and active listening, focusing on logical problem solving and de-escalation strategies; strictly observe tenant privacy and confidentiality
- Demonstrate dedication to a high professional standard of personal conduct, accountability, and competence; maintain composure in stressful situations

**QUALIFICATIONS EDUCATION AND EXPERIENCE**
- Training and/or education in a related field, plus a minimum of 2 years’ experience as a maintenance/carpenter’s helper; construction and lawn maintenance experience an asset
- Hands-on experience using a variety of hand tools, power tools and equipment o Some experience working directly with vulnerable populations preferred
- Computer proficiency using MS Office Suite; experience working with databases and cloud-based programs a definite asset
- Experience meeting heavy and fast-paced physical demands

**KNOWLEDGE, SKILLS AND ABILITIES**
- Sound knowledge and abilities with safe work practices
- Excellent interpersonal communication (oral and written), collaboration, problem solving, and organizational abilities; strong tenant-centred customer service skills
- Knowledge of the Residential Tenancy Act and Human Rights Legislation
- Strong attention to detail; flexible, objective, and open-minded approach to a variety of living conditions

**OTHER REQUIREMENTS AND WORKING CONDITIONS**
- Passing Criminal Record/Vulnerable Sector Check
- Valid Driver’s Licence and Clean Driver’s Abstract; access to reliable vehicle
- Fast-paced environment with heavy physical demands working outdoors in all weather
- WHMIS (GHS) Certificate
- Valid Occupational First Aid Certification an asset
- May be required to work weekends on rare occasions (e.g. snow/ice management)
