We are seeking a dedicated Relief Building Manager to oversee the daily operations of our residential community from Friday to Sunday (8:30AM - 5PM). If these days fall on statutory holidays, the Relief Building Manager will be working those statutory holiday days too.

The Relief Building Manager will work onsite at our new and current buildings to support the East Vancouver neighborhood. This is a great opportunity to learn and gain experience in the residential rental industry.

**Primary Purpose**

The primary purpose of the Relief Building Manager is to collaborate and coordinate with the Residential Property Management team (Property Manager(s), Building Manager(s), Building Operations team, etc.) in providing the day-to-day operations of the properties you have been assigned. Working in a team setting, there are also staff under your direction and collaboration such as cleaning staff, security, and maintenance staff. This role is to provide excellent and responsive service to our tenants and to manage on-site maintenance and improvements. With mínimal guidance from the Property Manager, the Relief Building Manager works with site-staff and contractors to respond to tenant requests in a timely manner. The Relief Building Manager is expected to ensure the safety and wellbeing of the tenants of the building and to keep the building maintained to a high standard.

**Specific Responsibilities**

The Relief Building Manager will at various time be responsible for the following as well as other related duties as assigned to support the business objectives and purpose of the Company:
**Tenant and Community Relations**
- Inform and coordinate with the Building Manager and Property Manager on all tenant related issues.
- Respond to tenant inquiries and provide excellent customer service.
- Foster positive relationships with tenants, colleagues, contractors, trades, etc. to enhance community engagement.
- Ensure the safety of the residents by monitoring cameras and contacting appropriate authorities as required.
- Supervise, coordinate and mentor maintenance, cleaning, and security staff and contractors.
- Ensure compliance on WorkSafeBC including trades, contractors, etc.

**Property Maintenance**
- Ensure the building’s common areas and vacant suites are kept in a high standard and peak operating condition: Clean and vacuum; Shovel and salt sidewalks as needed; Keep grounds attractive and clean; Coordinate with trades to provide access and repair.
- Complete move-in and move-out condition reports.
- Program and maintain all access keys/fobs to building(s).

**Other Responsibilities**
- Act as Warrington Residential’s Management’s representative in community events, tours of the building, and other events.
- Maintain and update an inventory list to the Building Operations Team.
- Complete and maintain all required paperwork, files associated with position.
- Any other duties as required from time to time.

**Qualifications**

To be successful in the Relief Building Manager position, an individual must be committed to developing, maintaining and demonstrating the following:
**Conditions of Employment as this will be in a residential setting**:

- Satisfactory Criminal Record Check.

**Education and Experience**
- Diploma in a related field, with a preference for RMTI certificate or PAMA Rental Building Management Certificate.
- Minimum one (1) year of related experience in residential or commercial property maintenance experience.
- Working knowledge of the Residential Tenancy Act.
- An established track record of excellent customer service.

**Competencies**
- Ability to work efficiently under pressure and maintain a calm focus.
- Ability to complete the above tasks which may include lifting, pushing or pulling up to 50lbs.
- Ability to spend up to 8 hours walking, standing, climbing stairs, and/or lifting.
- Ability to work in variable environments including dust, warm or cold temperatures.
