Our not-for-profit client Stepping Stone is looking for a Property Manager in Guelph
**Organization Overview**:
Stepping Stone is a community-based agency that believes in the Housing First philosophies and practices. We strive to improve the quality of life for people who are struggling with chronic homelessness, significant mental health issues and substance misuse. We offer this by providing shelter support and supportive, affordable housing to our participants with individualized, participant-driven support plans. The Stepping Stone team collaborates with community services within Guelph-Wellington to help support these plans and to offer our participants wrap-around supports as needed.
**Job Summary**:
Reporting to the Executive Director, the Property Manager will be an efficient individual who is responsible for managing the daily operations of properties, ensuring all locations are safe and maintained from a property perspective and that all sites have the supplies needed to run shelter and housing programs. The Property Manager's responsibilities include managing financial matters relating to this role, coordinating maintenance work and ordering needed materials and supplies.
**Qualifications, Skills and Experience**:
- Experience in this field as a General Contractor or a Property Manager
- Working knowledge of property regulations
- Proficiency in Microsoft Office and property management software
- Strong organizational and time management skills
- Excellent communication and negotiation skills
- Good customer service skills
**Overview of Duties and Responsibilities**:
- Assessing property conditions and maintenance requests
- Preparing and managing maintenance and supply budgets
- Addressing tenant complaints about unit condition
- Completing minor repair/construction duties and contracting and supervising repairs and maintenance work with bigger projects
- Maintaining records of financial budgets relating to property maintenance and supplies
- Maintain building standards for fire inspections; public health inspections and congregate care site requirements
- Communicate with staff about supply needs and resources needed
- Responsible for transporting any inventory to sites as needed
**Working Environment/Schedule**:
- 35 hours per week
- Work with clients and staff directly on the shelter site
- Must be comfortable lifting 50+ pounds
**Compensation and Benefits**:
- 4% Vacation Pay
- $25 / month cell phone reimbursement
