Cambridge, Canada Y Property Management Full time

**ROLE SUMMARY**:
The Commercial Maintenance Technician reports to the Property & Maintenance Manager and must be a dependable, self-motivated individual working in our A+ commercial/office retail property. The ideal technician will be dedicated to creating a secure and welcoming environment for day-to-day business activities.

Under the guidance of the Asset and General Manager and the Maintenance Technician is responsible for upkeeping all common facilities in a professional manner and addressing all concerns of commercial tenants. This includes maintaining the cleanliness and effective functioning of the building in accordance with company policies and procedures.

**KEY RESPONSIBILITIES**:

- Ensure proper and efficient operation of all building systems, and ensure all equipment and devices are operated, inspected, repaired, and modified effectively.
- Liaise with consultants and supervise outside contractors to ensure compliance with building rules and regulations; assist and monitor contractors as required.
- Provide a continuous “on-line” operation of all building systems during normal working hours and schedule any major overhauls, etc., to off-hours, holidays, or weekends.
- Complete maintenance and repairs as required; including, but not limited to filter replacement, lamp replacement, plumbing repair work, belts, and small motor replacements, doors & locks, etc.
- Obtain competitive quotes as per policies and procedures for maintenance and project work as required.
- Conduct regular interior, exterior, and roof inspections of properties for damage and perform or arrange repairs.
- Prepare and submit operational reports monthly including logging and monitoring all meter readings and administering usage.
- Maintain the professional image of the department with internal and external customers.
- Ensure both the interior and exterior of the property are kept clean and orderly.
- Perform minor electrical and plumbing work; drywall repairs; painting; carpentry, grounds maintenance, and other work as required.
- Respond promptly and effectively to tenants’ requests for repair work in units.
- Regularly organize and prepare garbage and recycling for disposal as needed
- Report to the Property Manager regarding persistent maintenance problems.
- Monitor building automation systems.
- Provide access to consultants and contractors, as required.
- Maintain and ensure all common area maintenance is completed and recorded.
- Be available for on-call response during evenings/weekends for emergencies.
- Other tasks as required.

**Tenant Relations**:

- Maintain confidentiality, tact, and diplomacy in dealings with tenants.
- Receive and respond to tenant concerns in a timely and appropriate manner.
- Assist the Property Manager with the collection of rents.
- Complete unit Inspections of Occupied/Unoccupied as requested by the Property Manager.

**Safety**:

- Monitor building activities.
- Ensure tenant safety and security.
- Evaluate and respond to emergencies appropriately.
- Perform fire safety checks and maintain all required logs.
- Review security camera footage as needed.
- Check all entries and exits daily and review all common areas to ensure all is in order.

**QUALIFICATIONS**:

- 5+ years of related experience as a maintenance technician preferably with commercial/retail properties
- Good understanding of Plumbing and Mechanical equipment in the retail property sector.
- Completion of High School or general education degree (GED)
- Strong communication and interpersonal skills
- Exceptional customer service and organizational skills
- Computer skills
- Ability to work a flexible schedule, including evenings and weekends.
- Strong team player and ability to multi-task in a fast-paced environment

Pay: $70,000.00-$75,000.00 per year
