Calgary, Canada Avenue Living Asset Management Full time

Reporting to the Asset Management Vice President, the **Analyst** will help execute the team’s strategy to grow and drive results within a multi-residential portfolio. They will perform analysis on the current asset portfolio, complete financial analysis on value-enhancing strategies, assist in developing operating budgets and collaborate with different departments to determine how to maximize the value of assets.

**WHAT WILL YOU DO?**
- Establish and foster strong relationships throughout the organization as a multifamily asset management expert.
- Oversee and interact with the property management team at Avenue Living Communities; support the operations team in understanding the asset strategy and performance expectations required to achieve financial targets.
- Prepare and present reports on asset performance to executives and various stakeholders and recommend and implement approved revisions as necessary.
- Develop pro-formas and budgets to align asset-level strategies to financial goals and valuations; including scenario analysis of different strategies to present suggestions to executives.
- Gather detailed market, historical, and asset information including rents, ancillary revenues, operating costs, and margins.
- Developing asset strategy plans for individual properties including long-term plans, projected performance, risk assessment, and market influences. Evaluate the alignment of the capital plan and financial targets for the properties.
- Assist the investment team with acquisition assumptions and due diligence to support underwriting. Prepare detailed information for executives and the capital market team as required on asset performance.
- Assisting with budget preparation; support in setting operational and financial targets that achieve organizational goals; helping to develop and refine assumptions with the property management team; reviewing and refining budgets to improve quality; and preparing presentation materials for field and executive levels.
- Analyzing, collecting, and presenting data from various sources, this includes using SQL to gather information from our internal software and collecting data from webpages, and other sources.
- Develop and strengthen relationships with industry peers.
- Ad hoc projects as required.

**WHAT WILL YOU NEED?**
- Prior experience in real estate and/or a strong interest to learn about the industry is required.
- Undergraduate Degree in Finance, Accounting, Data Analytics, or Commerce
- Advanced Microsoft Office skills, including Excel, PowerPoint, and Word
- Enrolled or willing to pursue a financial designation is an asset (CFA, CPA, etc.)
- Knowledge of SQL, Python, or R is considered an asset.
- Effective communication: developing relationships within the organization is key. This role relies on successful collaboration across departments making effective communication skills essential.
- Creative problem-solving: there are multiple ways to analyze data and solve problems; this role caters to someone who is curious, creative, and a good problem solver.
- Passion for real estate: this role is heavily involved in the day-to-day operation of multi-family assets.
