Building Manager (Live Out)

We are currently seeking an experienced live-out Building Manager to manage a large rental building comprising 242 market rental units with commercial tenants at grade. The property is located in central Lonsdale, North Vancouver and comprises two towers.

The duties below are provided as an outline but may be amended from time to time.
- The Building Manager reports to the Property Manager;
- Provide building management services to the Residential and Commercial spaces of the building;
- Resolve tenant complaints, queries and maintenance requests to the best of his/her ability;
- Attend to emergencies;
- The Building Manager will follow all Residential Tenancy Act Rules and Regulations;
- Prepare detailed Incident Reports related to accidents, incidents and damage to the property;
- The Building Manager will observe the BC Freedom of Information and Protection of Privacy Act and secure all records, digital and otherwise;
- Ensure that vacant suites are clean and presentable, patch, paint, clean and minor repairs as required;
- Maintain all common areas as required;
- Complete minor repairs and maintenance work as required;
- Oversee contractors performing work on the site including maintenance contracts to ensure services are being completed timely and in accordance with the service agreement;
- Showing of rental suites;
- Complete Move-In and Move-Out Inspections as required and ensure all documentation is completed in accordance with company policies and procedures and adhere to the RTA;
- Painting and touch-up of common areas as required from time to time;
- Preparing and maintaining accurate records as required;
- Adhere to corporate policies, rules and regulations;
- Maintain control and records of the building’s key, fob and security systems;
- Maintain parking and storage lockers lists complete with contact information;
- Assist on-site Property Leasing & Administration Specialist with administrative functions as required.
