_Jacad is a 3rd generation real estate firm that owns and manages 22 industrial and commercial properties in the East End of Montreal as well as 1 office property in Dallas servicing approximately 200 tenants. We pride ourselves on the longevity of our staff, most of whom have worked with us for over 10 years (and some over 30 years). With 3 commercial properties in the planning and development phase, we are looking for a talented Maintenance and Construction manager to join our small, dynamic team and be a part of our next growth phase. _**Previous experience as a general contractor is strongly favored for this position.**_

**REPORTS INTO**:Director of Operations (50% ON THE ROAD/50% IN THE OFFICE)

**MAINTENANCE TEAM SUPERVISION**:

- Supervise 5 in-house maintenance technicians and 1 property inspector
- Prepare weekly schedules and allocate work orders to technicians
- Lead daily morning meeting with maintenance technicians
- Conduct follow-ups and QA inspections to ensure completed work meets company standards
- Ensure maintenance technicians adhere to safety policies and procedures

**MAINTENANCE AND CONSTRUCTION**:

- Regularly perform inspections of properties and building systems, and report issue
- Plan, budget and supervise preventative maintenance in collaboration with inspector
- Plan, budget and supervise annual capital improvement projects
- Plan, budget and supervise tenant improvement as directed by leasing team
- Plan and supervise tenant maintenance requests as directed by property management team
- Plan and supervise material deliveries, including verifying the accuracy of supplier invoices
- Schedule and supervise vendors ensuring work is completed according to signed contracts

**PROJECT PLANNING AND DOCUMENTATION**:

- Input and maintain a comprehensive list of work orders and purchase orders in Yardi
- Validate, enter notes and approve invoices in Yardi (payable management)
- Obtain competitive quotes with vendors and submit comparison/analysis to management
- Prepare scopes of work, labor/material estimates and detailed project timelines
- Prepare detailed premises condition reports upon tenant move-in and move-out
- Review, revise and document maintenance procedures
- Document and inventory building systems and condition (i.e. sprinklers, HVAC, roof, asphalt, bumpers, garage doors, water heaters, etc)

**TECHNICAL REQUIREMENTS**:

- Fluently bilingual in English and French (written and spoken)
- A minimum of 7 years’ experience in construction, experience as a contractor is a strong asset
- Strong technical knowledge of construction and building systems
- Ability to read construction drawings
- Knowledge of health/safety practices and regulations
- RBQ license is an asset
- Computer savvy (MS Office365)
- Fluently bilingual in English and French (written and spoken)
