**Design Build Services is seeking a motivated Site Superintendent to join our team.**

We offer full-service Design and Build services in Victoria's West Shore and have been enhancing the urban landscape over the past 10 years. We are seeking a motivated Site Superintendent to join us in building innovatively designed multi-family homes and commercial spaces.

**POSITION OVERVIEW**

This position requires someone with strong interpersonal and communication skills, blended with excellent analytical and problem-solving skills. **Duties include**:

- Ensure all work is compliant with Design Build Services Health and Safety Policy
- Successful planning, scheduling, coordination, and execution of work that delivers project milestones on time
- Identify schedule conflicts as soon as possible and recommend ways to overcome conflicts
- Safety implementation and enforcement, as outlined by the JHSC for a safe work site at all times
- Ensure site opening and lock-up is carried out each day
- Ensure construction conforms to the plans and specifications for the given job
- Coordinate all required inspections as mandated
- Supervision & relationship development of on-site construction staff
- Ensure construction progress meets the needs of the monthly financial draw system
- Follow the system and checks in place for dealing with receiving and distributing of construction materials
- Maintain daily superintendent’s log
- Keep up to date with RFI and submittal process
- Manage relationships with all sub-contractors, identify any scope of work issues and implement measures to proactively address emerging quality and schedule issues
- Conduct and attend meetings as required
- Delegate, set expectations, and monitor the progress of all direct reports
- Collaborate with Project Management and Operations department to resolve conflicts

EDUCATION AND EXPERIENCE
- 10+ year’s experience in construction, at least 5 years in a role of Superintendent
- In-depth knowledge of the construction industry and operations, specifically construction specifications, building materials, methods, and procedures
- Working knowledge of Microsoft Office software, including Excel, Word and Outlook and ability to learn & manage internal operational systems daily
- Demonstrated competence in areas of safety, people management, project execution, cost control, quality, and administration
- Experience with concrete and wood construction, civil works, and cladding systems
- Previous experience working in a multi-family residential construction environment an asset
- Knowledge and experience with mass timber an asset
- Preference given to Red Seal Carpenters

SKILLS
- Working knowledge of Microsoft Office Software, including Excel, Word, and Outlook
- PROCORE Construction Management Software an asset
- Class 5 Driver’s license
- A positive attitude and the ability to build a constructive team environment on site
- Able to visualize the entire project and anticipate construct-ability issues and embed solutions in the construction plans and schedules
- Schedule, monitor, and forecast resources for optimum efficiency
- Excellent analytical and problem-solving skills
- Self-motivated and driven
- High level of attention to accuracy and thoroughness
- Inclined to lead by example and to be "hands-on" with attention to, and organization of details
