**The opportunity**:
PMco is looking for a full-time hands-on Maintenance Manager that has a keen eye for detail, a "can-fix-it attitude" and a technical knowledge of building maintenance and repairs. Your role will be dynamic, requiring a blend of hands-on technical work, administrative tasks, and strategic planning. As the Maintenance Manager you are responsible for the day-to-day upkeep of various buildings in the PMco portfolio, completing internal repair requests, and liaising with external contractors, to ensure the smooth functioning of the properties.

- 2-5 years of hands-on maintenance experience with proven experience in building maintenance.
- Excellent communication with an ability to interact with residents in a professional manner while offering a high level of customer service.
- Has a valid Nova Scotia driver's license (Occasional travel through Nova Scotia and New Brunswick is required).

**Job Duties and Accountabilities**: In addition to following PMco’s policies and procedures, job duties and responsibilities include but are not limited to:

- Responsible for completing small jobs and basic building repairs including plumbing, electrical, painting, carpentry, mechanical and security systems on the property.
- Plan, organize, supervise, and monitor trades to ensure required maintenance, planned repairs and other maintenance activities are completed.
- Assist in establishing the operations budgets each year.
- Oversee regular maintenance tasks, inspection routine, recording all maintenance of mechanical and electrical equipment and building systems including boilers, pumps, hot water tanks and heat pumps.
- Ensure all properties and maintenance activities comply with local safety regulations and industry standards.
- Scheduling and performing preventative maintenance to reduce the likelihood of equipment failures.
- Prepare cost estimates for repairs and new projects.
- Negotiate contracts and manage relationships with external service providers and suppliers, as needed.
- Address resident inquiries and complaints in a timely and professional manner, including after-hours emergency calls.
- Conduct regular inspections of the building identify, provide recommendations for improvements and future maintenance planning.
- Assist construction team on active construction projects as time allows.
