JOB SUMMARY
DIRECT AND/OR INDIRECT REPORTS
None
MAJOR RESPONSIBILITIES/ACCOUNTABILITIES
Health and Safety
- Ensures all safety policies, procedures and processes are in place and followed.
- Ensure all building systems, including fire alarms and sprinklers, are functioning correctly and comply with local regulations.
- Conduct regular safety inspections and address any potential hazards promptly.
- Maintain records of maintenance activities and repairs for compliance and future reference
Technical/Function
**General Maintenance and Repairs**:
- Perform routine inspections of the properties to identify maintenance needs.
- Conduct minor plumbing repairs, such as fixing leaks, unclogging drains, and replacing fixtures.
- Handle basic electrical repairs and maintenance, including replacing light bulbs and fixtures.
- Perform minor carpentry tasks, such as assembling furniture, etc.
Grounds and Exterior Maintenance
- Salt public walk areas during winter to ensure the safety of tenants and visitors.
- Hang signs as needed, including building signage, directional signs, and notification signs.
- Maintain cleanliness and order of outdoor areas, including trash removal and landscaping tasks, as needed.
**Building Operations**:
- Monitor and manage HVAC systems to ensure optimal performance and comfort for tenants.
- Coordinate with external contractors for repairs and maintenance projects.
- Maintain an inventory of supplies and equipment necessary for building maintenance and operations.
- Pick up parts, hand-held equipment, and material, as needed.
- Some travel required, as needed.
- Other duties as assigned by management.
Internal/External Customer Service
- Communicates clearly and often with Property manager, contractors, Plant managers and supervisors, maintenance staff, and executives.
EDUCATION AND QUALIFICATIONS
- High school diploma or equivalent; technical or trade school certification preferred.
- Working with Heights Certification, preferred.
- Forklift license, preferred.
- Valid G driver’s license and access to a personal vehicle.
EXPERIENCE
- 3-5 years of experience in an industrial setting.
- Proven experience as a Building Superintendent or in a similar role.
- Basic knowledge of building systems, including HVAC, plumbing, and electrical.
- Ability to perform minor plumbing, electrical, and carpentry repairs.

- Ability to lift up to 50 pounds.
