**ABOUT NANAIMO NORTH TOWN CENTRE**
Nanaimo North Town Centre is a 62-acre hybrid enclosed and open-air shopping centre, offering over 600,000 SF of shopping, dining and services including Lowe’s, Fit4Less by Goodlife Fitness, London Drugs, Galaxy Cinemas, Fairway Market, Dollarama, Marks and one of the top performing Canadian Tires in BC. With a prime location along Nanaimo’s major roads and close proximity to public transit, Nanaimo North is truly a one-stop community hub and an attractive destination for both the neighbourhood and the region.
**ABOUT THE ROLE**
Reporting to the EVP, Operations and working in collaboration with other departments, the new General Manager will be responsible for the optimal financial performance, maintenance, and administration of the property. They will oversee tenant relationships, customer experience, as well as innovative marketing initiatives and event programming to create a vibrant community gathering space. The General Manager will prepare monthly and quarterly property management reports and assist in the preparation of annual budgets and financial summaries.
**Primary Job Responsibilities**
- Atmosphere and Marketing_
- Creating a great atmosphere that will make this property “feel” different from the standard retail environment, through innovative programming, community events, and collaboration with staff and tenants
- In addition to the typical events planned for major holidays/dates, creating new community events and markets unique to the property
- Identifying and keeping abreast of trends that occur in the retail industry to ensure that the property is at the leading edge of innovation and customer satisfaction
- Participating in the design and implementation of all marketing initiatives
- Tenant Relations_
- Establishing and maintaining positive relationships with tenants through effective communication and visits
- Ensuring that any tenant concerns are handled in a quick and efficient manner, investigating and providing necessary information in response to tenant inquiries
- Managing tenant initiatives related to insurance/risk management, legal issues, and environmental and energy conservation programs. Coordinating their implementation with involved parties
- Providing support to the property administrator in the management of the accounts receivable process. Ensuring timely appropriate resolution of tenant-related outstanding receivables issues
- Ensure rent from all tenants is collected in full upon the due date
- Liaising with anchor tenants
- Leasing_
- Assisting with lease-related documentation and tenant billings as required
- Assisting head office personnel with specialty leasing to ensure all revenue targets are met or exceeded. Assisting with the development of the leasing and merchandising plan for the property
- Liaising with the Shape Leasing Department in arranging new and renewal leases. Showing vacant units to prospective tenants. Monitoring tenant compliance with lease agreements and resolving problems and concerns. Advising Shape’s Leasing Department management of unstable tenancies
- Operations_
- Participating in regular property inspections; working with mall contractors (security, janitorial, maintenance, etc.) to ensure the proper functioning of the property
- Assisting with Health and Safety related matters - ensuring WorkSafe BC compliance and regular property inspection and reporting
- Conducting long-term planning to accommodate the structural and environmental system, equipment and furnishing repairs, replacements, and enhancements
- Overseeing all of the property’s service contracts; soliciting tenders for and acquiring contracts for landscaping, snow removal, cleaning, preventative maintenance, security, etc., and for all equipment at the property
- Assist management with other duties and projects assigned from time to time
- Management and Staff_
- Daily management and supervision of on-site administration including Operations Manager, Accounts Administrator, Marketing Coordinator and Administrative Assistant
- Hiring, training, supervising, and evaluating all on-site staff
- Timely reporting of any staff issues or concerns to management
- Finance, Reporting, and Budgeting_
- Assisting in the preparation of annual budgets and financial summaries. Ensuring that relevant data is maintained and well organized to facilitate easy retrieval for reporting purposes
- Preparation of monthly and quarterly property management reports for submission to management
**Qualifications**
- Required Knowledge, Skills, and Abilities_
- Knowledge of and experience using an ERP system an asset (Yardi)
- Excellent Microsoft Office 365 skills
- Above-average presentation skills
- Must be a strategic and focused individual who is committed to achieving goals using strategic plans and effective management skills
- Ability to work well within time constraints, able to effectively prioritize in a highly demanding environment
