**Job Overview**
Reporting to the Director of Development, as the **Project Manager** you will oversee the day-to-day activities through all stages of the construction process, ensuring completion of developments is done efficiently, within timeframe and according to Qualico’s quality standard.
**_ This is a 12 month term position._**
Your day-to-day responsibilities will include:
- Planning and managing design, construction, and implementation programs for development projects.
- Establishing and maintaining construction budgets and schedules of assigned projects.
- Oversee design consultants, construction companies, utility providers and other industry partners.
- Acquiring building permits and necessary insurance coverage for development projects.
- Liaising internally to ensure smooth process delivery, assisting in the evaluation of development opportunities, and interfacing with the marketplace and business partners.
- Developing and monitoring project schedules, budgets, securities, and cash flows.
- Adjusting change in management and overall process administration during the design and construction implementation when required.
- Liaising with third party contractors regarding project elements and timeframes.
- Reviewing and conducting final inspection on completed developments and prepare turnover documents for Property Management.
- Preparing reports for project progress and completion for management review.
- Selecting and tender contracts to third-party contractors. This includes review of quotations, negotiation of contract terms and preparation of contract documents.
- Collaborating with the Property Management to identify maintenance and capital projects requirements.

**Essential Requirements**:
- Degree/diploma in Engineering, Architecture, Construction, Project Management, or equivalent.
- Minimum 5 years of project management experience preferably in the Construction, retail, commercial, and/or mixed-use Real Estate development industry.
- Valid driver’s licence and access to a reliable vehicle.
- Satisfactory verification of criminal record check.
- Proficient in Microsoft Office programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint) and in PDF document editing (BlueBeam, Adobe Acrobat or equivalent).
**Preferred Qualifications**
- Project Management Professional (PMP) designation is an asset.
- Previous experience using Yardi property management software is preferred.

**Work Conditions**
You primarily work in an office setting, Monday to Friday during regular business hours, with travel to sites required on a frequent basis. Overtime may occasionally be required.
