Maintenance Supervisor with Soul Property Solutions

Full time: Monday - Friday 8:30am-5:30pm

Location: Soul Property Solutions Red Deer Office

Term: Full-time permanent

**JOB SUMMARY**:
**EXPECTED OUTCOMES OF THE JOB**:
Oversee, lead maintenance procedures and actions for Soul Properties. Duties include tracking expenses, reporting progress, and assigning schedules.

**ESSENTIAL FUNCTIONS**:

- Hands on property maintenance and service procedures of all building, HVAC, plumbing and electrical systems. Including janitorial services in common areas, snow clearing and landscaping (when necessary).
- Working with the broker to develop an annual plan for buildings upgrades.
- Assists in preparation of the annual budget for all buildings.
- Conducts weekly site visits to property and regularly inspecting the physical state of systems.
- Coordinates the regular servicing of all critical equipment and components of the properties.
- Arranges and coordinates schedules, related to the maintenance and repairs of the properties.
- Coordinates and approves all in-suite upgrades.
- Works with the broker to approve all building invoices.
- Maintains all files relating to the residential portfolio and maintains an accurate database.
- Responds to after-hours emergencies, as required according to the company policy.
- Participates in due diligence of potential new acquisitions.
- Develops relationships and networks in the industry.
- Attends staff meetings, as required.

**TEAMWORK AND SUPERVISION**:

- Reports to the Broker and works collegially with the Property Manager, Accounting Department, as well as with external contractors and consultants.

**QUALIFICATIONS**:
**Required training, experience, knowledge, skills, and abilities**:

- Working knowledge of building maintenance processes and procedures
- Experience supervising site staff stationed at multiple locations
- Knowledge of the Residential Tenancy Act
- Experience using property management CRM platforms (an asset but not required)
- Strong customer service orientation
- Good communication skills and the ability to work well with tenants, contractor, and operational consultants
- High level of organization and attention to detail
- Strong negotiator
- Strong work ethic
- Able to work independently and as part of a team
- Experienced with MS Office programs, including Microsoft Word and Excel
- Working knowledge of internet search functions
- Working knowledge of smart phones and digital cameras
- Understanding and working abilities in multiple trade disciplines (Jack of all Trades)
- Valid Class 5 BC Driver’s License

**WORKPLACE REQUIREMENTS**:
**Working conditions**:

- Weekly site visits to all properties spread out around Central Alberta.
- Occasional work outside normal office hours, including weekends on call.
- Office space provided at Soul’s main office location.
- Work week Monday to Friday (8:30-5:30pm) with occasional weekend work.
- Part of on call rotation

**Job Types**: Full-time, Permanent

**Salary**: $50,000.00-$60,000.00 per year
