Job Title: Building Maintenance Coordinator

Overview:
Reporting Structure: This position reports directly to the Property Manager

**Responsibilities**:
Property Maintenance:

- Conduct routine inspections of the building's interior and exterior to identify and address maintenance issues promptly.
- Coordinate and perform repairs, ensuring the proper functioning of electrical, plumbing,

HVAC (including boilers), and other essential systems.
- Ensuring the roof, fencing, gates, door closers, locks, etc. are operational and in good repair. Taking corrective/remedial actions where required and reporting to the Property

Manager
- Ensuring Electrical Components of the Building are functioning
- Ensuring service to the building is maintained and continues to be operational and in working order.
- Monitoring all gauges, equipment, and machinery.
- Supervising the contracted maintenance as directed by the Property Manager.
- Ensuring proper corrective/remedial action is taken where required and informing the

Property Manager of any issues.

Tenant Relations:

- Act as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a professional and timely manner.
- Act as the first point of contact between the residents/tenants and the Management.
- Receive after-hours emergency calls and respond accordingly.
- Supervise contractors and service providers conducting work in the building. Ensure building rules are observed.
- Check completed work to ensure all is completed properly.
- Ensure contractors are using safe work practices and taking appropriate safety precautions and actions always.
- Attend to resident concerns where appropriate.
- Refer resident concerns to the Property Manager where those concerns are unusual or not routine.
- Ensure a positive and respectful relationship with tenants, fostering a sense of community within the building.

Security and Safety:

- Implement and enforce security protocols to safeguard the property and its residents.
- Conduct regular safety inspections, identify potential hazards, and take corrective actions as needed.

Garbage and Refuse:

- Ensure the front areas are clean and free of debris and dirt by picking up, sweeping, or whatever method is suitable.
- Ensure grounds are free from debris and refuse.
- Ensure areas around garbage and recycling bins are free and clear from debris.
- Ensure garbage bins are accessible for sanitation services.
- Ensure recycling bins are accessible for sanitation services.
- Ensure garbage chute is clean from debris and refuse.

Budget Management:

- Obtain quotes for repairs and maintenance services, ensuring cost-effectiveness.

Emergency Response:

- Be available for on-call duty in case of emergencies.
- Respond promptly to emergency situations, coordinating with appropriate authorities and resources.

Qualifications:

- Proven experience as a Building Superintendent or similar role in property management.
- Strong knowledge of building systems and maintenance procedures.
- Excellent communication and interpersonal skills.
- Ability to handle multiple tasks and prioritize effectively.
- Basic computer skills for record-keeping and communication.
- Physical fitness to perform manual tasks and respond to emergencies.
- Demonstrated experience with related general maintenance and cleaning tasks.
- Knowledge of building operation process, techniques, and practices.
- Knowledge of emergency procedures.
- Basic administration.
- Understanding of rental structures/rules/practices

Education and Certification:

- High school or university diploma or equivalent; additional vocational training or certifications in building maintenance is a plus.
