**Role Description**

Reporting to the General Manager, the Operations Manager is a senior building operations position and is responsible for providing administrative, operational and technical support to a designated portfolio. The primary objective of the Operations Manager is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

**Responsibilities**:

- Lead and oversee the Operations Team, motivate and develop operations/ technical services staff (including contract staff);
- overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems;
- Prepare monthly departmental activity and financial reports / variance analysis;
- Prepare annual property budgets (both operating expenses and capital projects);
- Regularly inspecting property and manage building cosmetic maintenance items;
- Review and provide approvals for work permits related to hot work, fire systems, structural, M&E, construction;
- Manage various operating and capital projects; working with various groups to bring forward best practices, building improvements, energy efficiency measures, and ideas for long term improvement plan;
- Prepare specifications, tender and award contracts in accordance with QuadReal policies and procedures;
- Review and approve tenant construction projects, including communications to internal groups;
- Lead and oversee energy management; including utility contracts, detailed utility tracking, monthly analysis of meter readings, the building’s sub-metering program and meter recertification;
- Provide monthly detailed meter reading sheets for direct tenant utility charge backs, lead monthly energy team meetings, oversee energy management projects including CDM (Conversations and Demand Management) opportunities with district utilities;
- Support QuadReal’s decarbonization journey to net zero by participating in the future and plans and initiatives;
- Implement and maintain various national and/or regional initiatives; including but not limited to monthly compliance questions and annual property risk management and health and safety inspection;
- Review and update as required site technical and operations manuals; including Fire Plan, Emergency Management Plan, Disaster Plan, Construction Rules and Regulations, Asbestos Management Plan, Energy Management Plan;
- Oversee and lead site OH&S team. Represent property on national OH&S committee, and host monthly Operations / OH&S team meetings;
- conduct environmental assessments and reporting;
- management of waste, recycling and hazardous materials;
- oversee computerized control systems;
- ensure sound curtain wall, structural and roof maintenance;
- respond to tenant service requests;
- perform life cycle costing exercises;
- conduct insurance and risk management inspections, remedial actions and reporting;
- liaise with regulatory or civic authorities having jurisdiction;
- provide technical or administrative advice to internal and external clients;
- remain current and up to date with new industry practices, legislative changes and new technologies;
- and other assigned duties

**Qualifications**

**Technical Qualifications** - The Operations Manager shall have the following technical qualifications or industry equivalency:

- Building Environmental Systems Class 1 and 2
- 3rd or 4th Class Power Engineer (or equivalent) or
- a Technical Certificate (C.E.T., C.Tech. or A. ScT.) or
- Journeyman Trades Person (Electrician, Plumber or Refrigeration) is an asset but not a requirement or
- BOMI SMA / SMT or;
- FMA / RPA is an asset but not a requirement;
- plus a minimum of 10 years direct work experience holding a senior position in commercial high rise building operations;
- a valid drivers license;
- intermediate level skills in Microsoft Office.
