Are you looking for an opportunity to be part of building the grid of the future and paving the way to energize life in Ontario? This is a unique and exciting opportunity to lead a high performing team of real estate experts accountable for securing rights to enable Hydro One to develop major capital projects across the province. Our highly skilled Acquisitions Team is looking for a dynamic, collaborative and trusted Senior Manager with experience navigating complex files and negotiations. Our team works directly with customers, Indigenous communities, municipalities and industry associations to acquire the appropriate rights in order to build and operate the grid.

**General Accountabilities**:

- Provide quality and cost effective facilities and real estate services and strategies, supporting Hydro One's transmission and distribution business.
- Protect and enhance the value of the Corporation's facilities and real estate assets and pursue external revenue opportunities.
- Manage and administer the company's leased and owned facilities throughout the province, including office buildings, administrative centres, operating facilities and transformer stations.
- Develop long-term business plans and forecasts based on understanding customer needs, corporate planning predictions, fluctuating real estate markets and changing technologies.

**Specific Accountabilities**:

- Through collateral relationships with the Director, Facilities & Real Estate and the Vice-President, Shared Services, develop, implement and monitor real estate and facility program and services which directly contribute value to the business strategies of Hydro One's transmission and distribution business.
- Be accountable for the output of subordinates, by facilitating the planning and organizing of the group's work, providing advice, guidance and direction as necessary.
- In conjunction with other staff, develop, implement and maintain detailed work methods for staff, in a working environment, which is consistent with the philosophy and goals of continuous quality improvement.
- Act as a coach and facilitator to create and sustain a co-operative and supportive group environment, actively working with staff to provide training and empower them to attain optimal work performance with a high level of personal responsibility and self-management.
- Make effective recommendations on human resource issues, including hiring, discharge and discipline, and effectively resolve work performance problems.
- Provide clear expectations and performance measures, meaningful feedback and recognize and reward achievements.
- Manage and provide leadership through approximately 25 staff in the following functional areas: Corridor Land Management, Rights Acquisition, Leasing, Aboriginal Lands, and Facilities Capital Planning.
- Deliver real estate and facility work programs and set priorities to make use of workforce pool.
- Ensure effective management systems are in place for health and safety, the environment and the financial resources associated with Hydro One's real estate and facilities.

**Direct Output/Delegated Direct Output**:

- Manage the real estate acquisition rights programs and projects for the transmission and distribution business.
- Oversee the negotiation strategies, policies and settlements with landowners, First Nations and government entities.
- Recommend and implement an investment program (capital and operating) for Hydro One's real estate, buildings and facilities optimizing their use for clients and enhancing value.
- Prepare 1, 5 and 10 year specific asset strategies and implementation plans for Hydro One buildings and facilities in line with changing client needs in the transmission and distribution business.
- Negotiate new and renewal commercial/industrial space leases and term land agreements e.g. occupations on railway property.
- Oversee the payment and auditing function associated with these agreements.
- Develop maintenance and renovation plans and schedules to ensure the facilities are maintained in excellent operating condition.
- Develop building/site specific plans and budgets to operate and maintain the facilities effectively.
- Ensure facilities and accommodations provide a high level of client and occupant satisfaction.
