Fortinet is seeking a Building Operator to join our Facilities Team and support our expanding Burnaby office. Reporting to the Facilities Manager, the Building Operator will assist in Operating, inspecting, and maintaining all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy. Assures that equipment is being maintained in an energy efficient, safe manner and down time is reduced to a minimum by anticipation of necessary repairs keeping records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

**Duties & Responsibilities include but are not limited to**:

- Perform daily rounds and logs Perform daily, periodic and seasonal preventive maintenance tasks
- Tending to and taking responsibility to ensure our operational critical data centre stays running at top efficiently. And to mitigate any all possible issues. Performing PMs and daily and weekly checks to ensure all is operating well
- After hours 24/7 on call requirements through a rotation in case of an emergency at any of our facility
- Report all system, equipment and/or condition abnormalities and recommend appropriate action
- Respond to emergencies and/or complaints from client service desks Read meters as required and prepare weekly summary report
- Inform the manager on operational matters, equipment/system deficiencies, shutdown schedules, etc.
- Operate elevated work platforms Carry out minor repair jobs Assist subcontractors
- Respond to after-hours emergency calls and act to resolve any resulting issues
- Track and schedule work, ensuring all annual compliance testing and inspections are completed.
- Maintain and ensure proper operation of the electrical, mechanical, elevator, and fire/life/safety components of each property;
- Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment;
- Perform minor plumbing repairs, light bulb changes, battery replacements, installation of dispensers, patching and painting, power washing, garbage pickup, etc,;
- Manage various contractors working in the buildings;
- Complete all service requests in order of importance and update the requests at least daily or on completion of each order request;
- Assist with environmental assessments and reporting;
- Participate in corporate occupational health and safety program;
- Produce reports on the operation of facilities and maintenance activities as required;
- Recommend maintenance and capital improvements to improve facility operations or reduce energy consumption;
- Implement and manage preventative maintenance programs;
**Education and Experience**
- Power Engineering Certificate
- Building Operator Certificate (BOMA, BES)
- Minimum 2 years’ experience in commercial property management operations
- Great knowledge of Building HVAC, Plumbing, Electrical, BAS Systems and Life Safety Systems.
- Ability to diagnose, trouble-shoot and resolve problems
- Ability to read and interpret specifications, drawings and other construction related documents.

**SKILLS, ABILITIES, AND OTHER REQUIREMENTS**
- Working knowledge of building services including air conditioning, refrigeration and electrical and mechanical equipment controls and systems
- Excellent customer service skills with desire to exceed customer expectations. Excellent verbal and written communications
- Ability to work on a ladder, lifts or scaffolds at various heights. Ability to work in confined spaces. Bending and lifting as required.
- Be able to Communicate Effectively
- General knowledge of construction and maintenance best practices.
- Possess superior organizational skills in order to prioritize work load, time management and critical thinking skills.
- Self-motivated and adaptable with a strong willingness to learn and be challenged.
