**Role impact**:
Contributes to key accounting processes in the Development finance group, with a focus on the analysis, recording and documentation of complex accounting transactions, fair market value analysis and preparation of the financial statements and management reports for development entities and ensuring compliance with CF policies.

**What you will deliver**:
**I. Primary Focus**:

- Assists in preparation of quarterly non-audited development entities financial statements for real estate operations of Ontario Teachers’ Pension Plan Board (“OTPPB”) and for any major reporting subsidiary in accordance with IFRS and statutory requirements (such as Canadian Pension Plan GAAP);
- Assists in preparation of annual audited development entities financial statements for real estate operations of OTPPB and for any major reporting subsidiary in accordance with IFRS and statutory requirements (such as Canadian Pension Plan GAAP);
- Assists in preparation of management discussion and analysis reports quarterly and annually covering the development entities real estate operations and any significant reporting subsidiary;
- Preparation of analysis, recording and documentation of complex accounting transactions under IFRS and Canadian Pension Plan GAAP.
- Monitor accounting policies for the development entities to ensure they consistent with those of Cadillac Fairview, where they differ, establish a process for adjusting for them as needed
- Responsible to establish reporting protocols for the JV partners managing development entities

**II. Supervisory Responsibilities**:
Through the provision of regular feedback in the form of status meetings, objective setting sessions, performance appraisals, coaching and counseling, and formal presentations:

- Manages, reviews and approve the activities of direct and indirect reports to ensure the timely achievement of department and individual objectives;
- Provides regular motivation and mentoring to staff to encourage on-going professional development;
- Oversees, develops, provides training for the development finance team on implementation of changes to policies and procedures to ensure alignment with CF accounting policies.

**III. Functional Responsibilities**:

- Assist in the review of monthly analysis for Canadian real estate subsidiaries for CF managed development entities and JV partner managed development entities to ensure accuracy, reasonability and completeness ensuring compliance with IFRS, Canadian Pension Plan GAAP and corporate accounting policies;
- Assist in the annual external audit of financial statements for various development entities;
- Assist in the analysis of future accounting standards and impact on financial reporting of the development entities, prepare accounting memorandum/ documentation and ensuring compliance with the CF accounting policies;
- Review the monitoring of intercompany balances, development fee, management fees, corporate charge backs and working with the development finance and head office teams to resolve any issues;
- Coordination with internal Development groups to ensure proper accounting and recording of development projects;
- Review of consolidation journal entries and other journal entries for development transactions as required for development entities.
- Ensures documentation to support the development transactions and activities is in accordance with company policies and requirements; and
- Assists in ensuring that key controls over financial reporting of the development entities are operating effectively for Development Finance functions; and
- Assist in special and ad hoc projects as required

Thorough knowledge of:

- Accounting principles under IFRS (International Financial Reporting Standards)
- Internal controls over financial reporting

Good working knowledge of:

- Legal structures for real estate entities, joint ventures, joint arrangements, partnerships
- Accounting policies for Canadian pension plans

Computer literate with above average knowledge of:

- Real estate commercial management and accounting systems interfaces to reporting modules
- Yardi Voyager is an asset
- MS Office (MS Excel; Word; PowerPoint)

**What you need to succeed**:

- University degree in Finance, Business, or Commerce combined with CPA accreditation
- 1 to 3 years relevant accounting experience in understanding IFRS for Real Estate entities
- Minimum 5 years experience in accounting and financial reporting environment including preparation of financial statements in accordance with Interna
