Building and Grounds Maintenance Person

The Building grounds and Maintenance person, will be responsible for performing general building and property maintenance. Maintain HVAC (heating, ventilation, and air conditioning), electrical, plumbing, and mechanical systems and equipment. Responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain equipment according to safety, predictive, and productive maintenance systems and processes to support the achievement of the building's business goals and objectives. Reporting to the Service Manager, this role offers challenges as you’ll have a chance to work with the latest technology, giving you an opportunity to showcase your skills and experience. Your day to day will include:

- Provide emergency/unscheduled repairs of equipment, structures, and grounds on the property
- Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair.
- Perform regular property inspections of the dealership, including common areas, building exterior, and landscape.
- Ensure effective management of loss prevention, risk management, security, maintenance, marketing, landscaping, snow removal, ventilation, heating, cooling, and other daily activities.
- Plan and manage the replacement of major capital expense items such as HVAC system, roof systems, and parking lot surfaces.
- Provide general status reports for the dealership as scheduled.
- Request for quotations, make contracts, supervise work and approve invoices for all services required to maintain the dealership.
- Ensure 24/7 availability of emergency services (very rare).
- Clean light fixtures and change bulbs/tubes.
- Perform minor repairs on windows, doors, switches, desks, tables, plugs, equipment, appliances, sinks, toilets, blinds, etc.
- Contact appropriate maintenance service shop for major repairs.
- Responsible for vandalism clean up and repair within skill level.
- Maintain outside grounds (removes snow, ice, and debris, sprays and removes weeds, sweeps and cleans gutters, waters and maintains sprinkling system).
- Determine needed supplies and equipment.
- Monitor need for equipment maintenance and repair.
- Responsible for the proper inventory of materials and supplies.
- Keep up to date on Health and Safety Legislation and WHMIS requirements.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test and adjust as needed.
- Perform regular preventive maintenance on machines, equipment, and facilities.
- Perform a variety of plumbing maintenance and carpentry functions.
- Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
- Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
- Set priorities for preventative maintenance work orders, maintenance requisitions, and scheduled work.
- Prepare, paint, and decorate interior and exterior surfaces as required.
- Operate grounds-keeping power equipment and maintain the external property.
- Keep current with ongoing changes and new technology and adapt accordingly.
- Safe and competent operation of loader, skid steer, manlift, and company vehicles
- Snow plowing and loading of snow piles on truck to haul away. Must be able to come in at early hours before staff arrives clear snow as required.
- Operator maintenance of Loader, Skid steer, Man lift, and company vehicles. (Greasing, checking of fluid levels, tire pressures, and daily and monthly inspections).
- Minor repairs, service maintenance, and adjustments to fence and gates.
- Refueling of company vehicles. Keep all vehicles topped up with fuel and swept of snow.
- Perform all other duties as assigned or needed.
