**Maintenance and Management Trainee - New**

SCOPE OF POSITION

Reporting to the Property Manager, the Maintenance and Management Trainee is an opportunity to learn the business of non-profit housing from the ground up.
Essentially responsible for the repair and maintenance of properties within the portfolio, the incumbent will also spend a portion of each week focusing on building and operations training.

Maintenance responsibilities require skills related to the delivery of a wide range of unlicensed maintenance services such as plumbing, carpentry, appliance servicing, light electrical, masonry and seasonal grounds maintenance. The scope of this work involves occupied housing units, vacant units, common areas and grounds.
Management Trainee responsibilities will focus on learning preventative maintenance, work order systems, operational support and tenancy management.

This position often works without direct supervision and must uphold Cobourg Non-Profit Housing
Corporation (CNPHC) policies and standards, and with respect to all applicable codes and standards. As a member of the team, the incumbent continuously works to ensure cost saving measures are taken to reduce purchasing costs and contractor costs.

The Maintenance and Management Trainee may be assigned to work at any of the CNPHC sites. The incumbent may be required to work overtime in some emergencies.
The position requires performing On-Call, after-hours duties on a rotational basis in addition to the regular weekly hours.

The primary duties include the requirement to:

- Complete repairs and improvements to CNPHC properties based on assigned work orders and in accordance with industry and CNPHC Policies and Procedures including health and safety
- Perform Annual Inspections of units and prepare vacant units for occupancy.
- Ensure general safety and security for assigned areas at all times.
- Maintain good tenant services and public relations.

The management trainee duties include the willingness to learn property management and tenancy management systems.The employer may require a police check, WHMIS training and knowledge of First Aid/CPR is an asset.**Hours of Work**:
35 hours per week, Monday through Friday 9:00 a.m. to 5:00 p.m.
On call for emergencies every evening, Monday through Friday 5:00 p.m. to 9:00a.m.
On call for weekend emergencies, Friday 5:00 p.m. to Monday 9:00 a.m. as per schedule confirmed by the Property Manager

**DUTIES**:
**Corrective maintenance**:
Perform all regular unlicensed maintenance work.
Perform all light electrical repairs on items such as appliances, fixtures, switches, outlets, fans, motors, doorbells, lights etc.
Perform all light plumbing work such as clearing stoppages that tenants were unable to clear, replacing fittings, cleaning and clearing of sump pump, thawing of frozen pipes, replacing valves, aerators, seals, washers, stems, handles, inserts, taps etc.

Perform all light repairs to appliances and equipment such as drains, thermostats, switches, drain pan in fridge, elements, fuses and thermostat in range, light pilot lights in hot water tanks, etc.

Perform all light carpentry work such as replacing or repairing doors, cupboards, window and door frames, screens, windows, floor supports, flooring, carpeting, fencing, roofing, siding, soffits, fascia, adjusting doors and windows, door locks etc.

Perform all light masonry work such as basement wall and floor cracks, concrete etc.
Perform scheduled maintenance on all landscaping equipment.
Perform lock changes.

**Grounds**:
Remove snow and ice from parking lots, roadways, main sidewalks during snow months
Sand /salt parking lots, roadways, main sidewalks during snow months.
Remove all debris from the property.
Cut and trim all public areas during grass cutting season.
Inspect parking lot lines and numbers on an annual basis.
Maintain all exterior signs and curb stones.
Clean parking lots and roadways of winter sand and debris.
Maintain playground equipment following annual inspection by playground professionals.
**Inspections**:
Assist in move out, move in, annual and any other inspections deemed necessary by the
Property Manager.

Perform scheduled inspections of the buildings, playgrounds, grounds, electrical panels, sewage systems, etc.

**Safety and Security**:
Periodically check property after hours to check exterior lighting.
Routinely check for security issues on the property
Report any vandalism or disturbance to the Property Manager and/or police if
