Property Manager

Liasoning with tenants including attending to emergency situations when they occur.
- Collection and deposit of rent and additional rent.
- Input in lease negotiation and preparation of lease analysis including dealing with real estate brokers.
- Drafting offers to lease and leases under supervision of management.
- Ensuring that tenant obligations in leases are complied with.
- Overseeing tenant fixturing and landlord fixturing for new leases.
- Negotiating service and other contracts relating to the properties.
- Dealing with utility providers as required.
- Preparation of annual budgets and comparing actual results to budget. Explanation of variances from this comparison.
- Preparation of tenants’ adjustment billings.
- Ensuring the timely and accurate preparation of property management reports in Excel and Word formats.
- Approval of invoices for payment.
- Ensuring maintenance programs are in place for all aspects of the physical plant for each property.
- Supervision of property staff where applicable.
- Liasoning with contractors at the properties.
- Liasoning with general contractors sub trades, engineers and architects at properties under development.
- Coordinating all aspects of annual fire system inspections, including liasoning with the fire department as required.
A minimum of 5 years related industry experience in real estate with experience in accounting and bookkeeping would be an asset. BOMA/RPA designation is preferred.
